If you listen to those whose job it is to project the demise of real estate you will think......THIS IS IT! IT IS OVER WE ARE GOING DOWN! Those of us that are veterans of this real estate market know better than that. How many times have you said about real estate or a hot stock, I wish I go in when it was cheaper? How many people say I wish I got into Apple or Microsoft then I would be rich! Well in real estate those opportunities happen in cycles! I think I am going to wait and see how low the market goes. That appears to be a common theme I hear from potential buyers and other agents tell me the same thing. If it is not that it is Why should I buy now? I answer that question with question, What is your purpose of buying? If you are looking to purchase and wanting to flip the property this may be a time you want to be more cautious, but even still this is an excellent time to purchase. You hear alot of questions whether or not the market will crash, whether we will turn a corner and the prices rise. Some have stats to support both sides of the argument. I will say this, what matters the most when your buying the purchase price or the monthly payment? In most cases it is the monthly payment. If a property is worth a million dollars and the payment is $5,000 a month or you get the same home for $800,000 as a deal, but with a higher interest rate the payment is still $5,000 a month.
