The good news: Home prices have been rebounding from the recent “Great Recession” to the tune of 12 percent over the past 2 years. Recent statistics from the Southland Regional Association of Realtors shows that the median price of a single family home in Santa Clarita rose to $520,000 in March; up from February’s median price of $490,000.

I must tell you, did somebody turn off the water?  It appears the market (in areas I service) just stopped.  Lets see interest rates are at all time lows.  Prices are still competative. I am looking for the problem.  It is time we stop looking for problems and look at opportunities.  I firmly believe we will look at this as a snapshot in time 5 to 10 years from now.  This is not time to listen to the naysayers, and people who make a living through senationalism (not the people who really report the news).

We do have some very unprecented things happening currently.  It is difficult to figure out what happens next.  Do we have floods of foreclosures come to the markeplace?  Are lenders (as most of us have heard) are more friendly with doing short pay?  Will nothing happen?

Inventory reduction regarding listings, lower interest rates and rock bottom pricing have heated the real estate market up!  Regardless of what you hear on T.V. those of us in the grind of real estate understand the market is not as bad as advertised.  As a matter of fact ITS HOT!  Well priced homes in good condition in desirable areas are not on the market long, and they are selling in multiple bids.  I am finding this especially true in bank repo/reo arena.

Are you taking advantage of the the new credit for first time buyers?  How about the low interest rates?  I MEAN THE LOW INTEREST RATES?  Under 5% in most cases!  FHA 3.5% down for 39 year fixed loans!  $8,000 tax credit and guess what?  Unilike last years $7500 credit YOU DO NOT PAY IT BACK!  Come on people depending on your tax base and the price range you are purchasing in, it is possible your tax credit could be more than your downpayment!

I believe it is the right time, but I should wait to buy because the market is still going down?  Real estate is never going up again, it makes more sense to rent.  My house is not worth what I paid for it, I am going to stay here as long as I can then just walk away.  Why should I purchase investment property when real estate is down.  All these are things we either hear people say or we know that is what they are thinking.  Guess when I heard this?  I WAS HEARING THIS 1990,1991.1992!

We visted this issue a few months back.  Why should I buy when the market will probably go lower?  Well we first need to examine, why you are buying.  If you are purchasing to find a home to live in and plan on staying in the property the next 5 years or so IT IS A GREAT TIME TO BUY!.  I say that for a few reasons.
