Way to go, Oak Hill!  With an average of 31 days on market for July 2015, Oak Hill continues to be one of the fastest selling markets in the greater Nashville area.  This beautiful area of town boasts an average of 2,352 square feet per home sold in July 2015.  Oak Hill keeps its charm with homes built on average in 1950, some sold as renovated while others were waiting for their new owners to put their special touch on them.

Oak Hill had an average sold price in May of 2015 of $1,184,916.  However, one of the homes sold for more than $4 million, so the average is slightly skewed.  Oak Hill’s longstanding history was revered as the average year built was 1961, with the oldest sold home being built in 1935.  Average size of homes sold in May in Oak Hill was 3,521.

Oak Hill had an awesome April for sales, up to 7 homes sold from 2 in March!  Not only did the number of houses sold increase, but the days on market decreased from 55 to 50 in April.  The average sold price in Oak Hill this month was $671,642.  Only 1 home in Oak Hill sold under the $300,000 threshold in April.  Averaging just under 3,000 square feet means you can definitely find plenty of house for your money in Oak Hill.

The market report for the Oak Hill neighborhood in Nashville showed a substantial drop in the days on market, down to 55 days, the fastest closings in four months’ time. As the spring and summer sales season gears up, expect homes to continue to sell quickly. And with an average sold price per square foot at $156.59, Oak Hill continues to offer excellent prices for homes.  Home sizes sold in Oak Hill ranged from 2,515 to 4,000 and all cost over $500,000.

The short February month didn’t prevent two homes from closing in Oak Hill. Both Oak Hill beauties sold for in the low $500s after about 150 days on market.  February saw two older but well-renovated homes sell.  One was a villa featuring 2515 square feet while the other was a larger Southern style 4,000 square foot home on almost three acres.

Average sold price per square foot in Oak Hill for January 2015 is $201.47.  Four houses sold in Oak Hill this month, ranging is size from 1,900 square feet all the way to 3,838 square feet.

With an amazing 60 average days on market, if you are priced right and have made the "correct" updates (READ: kitchen & master suite) then your house will sell!
Oak Hill may now be officially priced out of the $200,000 price range according to this report...

 Oak Hill home sales continued to sag in November 2009.  Down yet another closing from the previous month, Oak Hill showed only three closings during the November month. 

The good news is that the Oak Hill home sales price per square foot is up from $146.74 to $155.80!
