Renovation - the new barrel tile roof is on our renovation project and what a difference a new roof can make!!! Once the painting is complete this will be a beautiful place! The painters started pressure washing today and will be putting primer on the exterior tomorrow!

Lore arrived on the same day that Klaus-Dieter returned to Berlin. It is nice to have an additional female view as to the colors and landscaping.

renovations: The New Roof Tiles Are Delivered And Electrical Work Complete! - 01/26/11 12:07 PM
The new roof tiles were delivered today and will be installed this week! I am so excited that I can hardly wait to see the new roof complete! It will be SO beautiful!! And once the barrel tile roof is complete we can finally decide on a color for the exterior!

The electrician was working today and tomorrow there will be an electrical inspection taking place!

The new master suite is going to be a beautiful upgrade from what was there before!

renovations: Renovation - The New Roof Is Coming! - 01/24/11 01:23 PM
Yes indeed, our renovation house is getting a new roof! The roofers started tearing down the old roof today and were at it the entire day! They will be working on this roof for several days and when they are finished, the house will have a new crowning glory!

It was a beautiful, sun filled day for the roof work to begin and hopefully we will have the same weather tomorrow for World Class Roofing Services of Pinellas County to continue their work!

renovations: Renovation Update - Imperial Point - 01/21/11 12:31 AM
Here is another of those renovation updates on the house my German clients have down in Imperial Point. The masons completed their work for the master suite renovations and now the guys have to come to install the egress window.

The two men we have working on site took out the sliders yesterday to clean the tracks and we all enjoyed the open air view of what possibilities there are if the lanai was to be closed in with windows and the sliders permanently removed.

renovations: Renovations Include Garage Windows And Planter Repair - 01/14/11 09:22 AM
Along with all of our other renovations the garage windows had to be taken care of. There was cement chipping away around the windows because the sprinkler heads had been pointed at the house for years. Once the sprinkler heads were capped off the window repair work began.

Klaus decided to take care of this on his own and I have to admit, he did a fantastic job! Once the repairs are complete the garage can be painted.

renovations: Renovations Also Mean Deciding On A Paint Color....or Two.....or Three - 01/11/11 12:08 PM
Today Frank, Klaus and I met with Eddie Suci of Florida Pro-Tech Painting. Eddie's crew painted the interior and once the construction is complete, they will be painting the exterior. The meeting today was to go over a final interior punchout list for the work thus far completed and to discuss colors.

As you can see, we have been visiting the local Lowe's paint department to get small sample containers of colors we think we might like.

renovations: Renovations Include Gardening - 01/11/11 11:58 AM
Renovations include gardening and after Tom removed the fence and vines we had Mike come along and get those pesky root systems out as well. There will be new plants going in but as we discuss what is to be done at the house there are constant changes.

As things stand now, we are NOT going to put in the fence. There will be fresh grass installed in those bald spots where the vine root systems were but the actual pretty plantings will be added in front at the very end of the work.

Harbor Renovations of Safety Harbor Florida started the major renovation work today on my client's renovation project down in Largo. It was a sunny day with blue skies but a chill in the air. Probably perfect weather for the type of work the guys had to do today.
 
My clients just flew back into the country yesterday, so they were also on-site today to see what is going on with their investment property.

Well, just in time for Christmas the interior is painted! I was down at the home my clients are having renovated twice today. The second time I took Ronnie with me, as two sets of eyes are always better than one. We went through with little Stick'em tabs which I put everywhere that needs to be touched up.

It is always amazing what a coat of paint can do. In this case, after the wallpaper came off the walls were texturized and then the paint was applied. I am so pleased with the progress!

renovations: Renovation Update - Amazing What Texturizing Can Do! - 12/16/10 01:35 AM
Renovation Update - we are now at the phase where the painters have texturized the ceilings throughout the house and will be doing an Orangepeel texturizing to the walls next. Things are moving right along as planned and the interior should be complete before Christmas.

There is ONE exception to this and that is the master suite. That area will be texturized and painted AFTER the structural engineer has his crew have completed their work which  starts the first week of January. Well, that gardenia plant is out and in the end it had to be chopped out. It was just too large to be saved. I know several people expressed agreement with my wish to attempt to save it and attempt a relocation. Unfortunately it was not possible. It is too bad that the previous owner let the house get into such disrepair but once my clients are done, the home will be beautiful again and probably more so than it ever was when new. Why would anyone plant something that can grow so large so close to the house?

renovations: Replacing The Fence - To Survey Or Not To Survey - 12/02/10 09:00 AM
Remember that house I have been writing about that my clients now own? Well, as my handyman moves to the outside and completes getting the house and yard ready our discussion came to the fence. The old fence is going to be replaced. I am positive that the old fence is inside the property line, which is fine with me.

We have come across two problems: first of all, two sprinkler heads are OUTSIDE of the fence. When the sprinkler system comes on, these two heads pop up but they are NOT inside the backyard fence. My solution: cap them … (7 comments)

Yes, the renovations continue. Now that the interior is ready for the painter to come (with the exception of the master suite, which won't be painted until the structural engineer is finished) it is time to work on the exterior of the home.

Unfortunately, this beautiful gardenia bush has to come out. We are going to attempt to save it and move it to another location but I don't think it is going to make the transition. It is too large already and is more like a tree than a bush. But it has to be moved because this wall … (4 comments)

Our renovation project is progressing nicely. Panel doors have been installed and the place is almost ready for the painters. It is really amazing what a few minor changes and a good cleaning can do! The team that I have hired to work this project are really doing an fantastic job!

The interior should be completely ready for the new coat of paint (after all the wallpaper is removed and an orange-peel finish is added to the walls) right after the Thanksgiving Holiday!

renovations: Renovation Update - Things Are Moving Right Along! - 11/11/10 07:47 AM
Here is a renovation update on the house that was once known as the Little House of Horror. Things are progressing along nicely. New doors are being installed and various minor changes are being made as the home gets ready for the interior painting to begin in December.

The above 'hole in the wall' where the tv cabinet was is being transformed to something that will be usable and not look as dated as the former cabinet did. At the same time, access to this piece of plumbing will still be possible, should it ever be needed.

renovations: Progress On Our Little House Of Horrors - 11/04/10 10:10 AM
I promised to update everyone on our Little House of Horrors which is slowly taking shape. Tom has been getting the place ready for the painters to come in next month. All of the electric plates have been removed, as have been the ceiling lights and fans.

All air conditioning vents have also been removed and the verticals are down. It is amazing how many little things have to be taken care of BEFORE the painters can get in and start removing all of that wallpaper (which is in EVERY room).

Phase One of our Little House of Horrors is COMPLETE!!! The entire place is EMPTY! It took two trailers to get it all out and a lot of work but Tom was able to get it taken care of!!!

He had his friend Joe Jayne of Joe Jayne's Hauling bring the trailer to the house and then take it and dump everything. I was amazed that Tom was actually able to get all of the furniture, carpets, dishes and other things that were left into only two loads!

renovations: Decisions, Decisions - What Color To Paint The House???? - 10/26/10 01:46 AM
Decisions do need to be made concerning what color to paint our Little House of Horrors when it is finally complete. The interior painter will be working on the inside the first week of December. That gives everyone a month to clear the place out and do a lot of repair work! Then our painter can get his crew in and start taking down the wallpaper which is in EVERY room, including all the bathrooms!
