Gilbert has seen a slow down in the housing market and sales prices decline over the last several months. There has been stiff competition from builders which is hurting the resale market. Builders are offering large incentives which is putting price pressure on the resale market in addition to the increasing inventory levels. Homes prices in Gilbert have depreciated 13% from 2006 to 2007. Gilbert's resale inventory level is continuing to see a slight decrease and is currently at 2,300 active listings in which the average days has also decreased to 115 days. Chandler has continued to see a downward trend in home prices since the latter half of 2006. 2007 finished the year off with a depreciation rate of about 12% and the first decline in homes in over 15 years. May Residential HighlightsClosed sales are continuing to increase and May saw 340, a 20% increase over April. It appears that we have possibly hit bottom as closed sales have continued to creep up and have increased every month since Sept. 2007 with the exception of January. The Federal Housing Administration is lifting the mandatory 90-day waiting period it instituted in 2003 that delays the sale of REO properties.The waiting period, which never applied to properties sold by Fannie Mae, Freddie Mac, or state- and federally chartered financial institutions, was imposed to make flipping more difficult.
