The National Association of Realtors’ (NAR) latest Existing Home Sales Report revealed that first time homebuyers made up 32% of all sales in the month of May; marking the highest share since September 2012 and up from 27% the same time last year.
NAR’s Chief Economist, Lawrence Yun, cited “strong job gains among young adults, less expensive mortgage insurance and lenders offering low down payment programs,” as contributing factors to the increase in first-time buyers.

Has the market finally gained momentum after a slow recovery and last year’s stall? There are signs that the spring home-selling season is off to a promising start, thereby gathering momentum for the recovery in many markets across the nation. Nationally, finalized sales of previously owned homes were up 4.7 percent in February compared with a year earlier, and sales are expected to accelerate in the months ahead. Fannie Mae's latest Housing Survey is showing signs that consumer optimism may be returning.
Although only a return to "modestly positive" it is at least heading in the right direction. 
Highlights from the survey include:  
The average 12-month home price change expectation rose to 2.2 percent. The share of respondents who say home prices will go up in the next 12 months rose to 45 percent. It seems that some home owners may have wished that they listed sooner. Back in April Inventories were low and listings were receiving multiple offers. Now it seems that inventories are once again growing, and in some instances dramatically. This is giving buyers more choice and houses attracting multiple offers are becoming fewer. Asking prices have also dipped slightly as home owners have to be a little more realistic when pricing their home. All in all this is a good thing and we are seeing signs that the housing market is returning slowly to a normal market.

An interesting report in the Wall Street Journal supported by data from the National Association of Realtors is trying to explain where all the first time homebuyers are.

Figures show that First Time Homebuyers accounted for only 29% of purchases this year to date compared to 40% traditionally since the 80's. So why? Where are they?

It is true that inventory's have been low and investors have been buying as much property as they can get their hands on, but it seems that this is not the underlying cause. Home size seems to be the biggest factor, and I didn’t see … (4 comments)

In it's U.S. Foreclosure Market Report™ for August 2013 it shows default notices, scheduled auctions and bank repossessions — were reported on 128,560 U.S. properties in August, a decrease of 2 percent from the previous month and down 34 percent from August 2012. Well that’s the good news now grab the umbrella.

With so much in the news recently regarding the booming housing markets are we now starting to see signs of a new slow down? I recently blogged about Home Prices Rising 24.5% Year on Year yet today I read two different stories. One detailing a study by RealtyTrac stating that 8.3 million borrowers who’ve been underwater are on track to have enough equity to sell their home within the next 15 months-without resorting to a short sale. It seems everyday I hear new terms. Well today I have been informed we may all have Zombies in our neighborhoods!!! Thats plain scary. Well I read on and it seems that I neednt be that scared afterall. Zombie Homes means vacant homes that the bank has started the foreclsoure process on but has since abandoned the process leaving the property in a sort of limbo status, not for sale but vacant. Well what do you know?

According to the latest numbers from Zillow home prices in the Yucaipa area have increased 24.5% with the median home price now at $247,000. This is excellent news and shows that we are now in a period of strong and sustained growth.
So what does this mean for the market? Well it is a real boost for homeowners who were underwater or had marginal equity meaning that they can at last think about selling. This should start to generate an increase in home sales and all the associated retail services that go with it.

Home prices continued to gain steam in May according to a closely-watched reading, even as mortgage rates climbed. The S&P/Case-Shiller home price index was up 12.2% compared to a year ago, slightly better than the 12.1% rise in April. It was the biggest year-over-year jump in prices since March 2006, near the peak of the housing bubble.

 It seems that we have bottomed out and are firmly on the up slope. With very low inventories we are seeing multiple bids on all our listings. This is fuelling bidding wars and driving prices higher at an annualised rate of over 13%
