Tenants versus landlord - who pays for what? - 11/29/11 10:37 AM
There have been some great posts on here discussing the tenant/landlord relationship and responsibilities - who pays for what when there's damage. I look forward to comments on the transaction I'm about to share. Recently, some clients called me about problems they were having with their landlord from whom they had rented for a year while their home sold. They asked my opinion as to who is responsible for paying for what. The landlord is trying to withhold a substantial amount of money for "damages" done to the property - some real, some imagined, some exaggerated. The "damages" (6 comments)

This weekend, I had the pleasure of going to a couple of great farmers markets in Cave Creek, AZ. It was a pleasant way to spend time with my visiting family and walk off some of that turkey while enjoying our wonderful weather (yes, it was in the 80's F this weekend - sorry all you northerners.)
I met a delightful couple, Steph and Jeff Knutsen who were selling their organic and homemade doggy treats at one of the booths. As we were talking, they mentioned they are opening up a great new barkery, self-serve dog wash, pet (12 comments)

Yesterday, I received a call from a client who now wants to invest in a small condo in Scottsdale for a rental. He told me the area he's thinking about and asked me if I was familiar with the area. Since I'm currently working with a renter in just the complexes he's looking at, I'm very familiar with them - I've been in every complex in that area at least 3 times each just this very week.
So, I pulled the comps and told him what I knew about these complexes. One appears to be in serious financial trouble (10 comments)

The Tatum Ranch community in Cave Creek, AZ, continues to show improvement in home values. In the last year, the average sales priced has increased from $220,000 to $225.000. There is currently only a 3.11 month supply of active listings of homes for sale in Tatum Ranch and the area continues to have a low marketing time of only 87 DOM (days on market.)
Why is Tatum Ranch so desirable? Is it because it's within the very highly rated CCUSD? (Cave Creek/Carefree Unified School District.) Is it because Tatum Ranch is located just minutes north of all expressways (0 comments)

What do Arizona and Russia have in common? We don't change our clocks for daylight's savings time!!!! Quite a few years back when I still lived in the Chicago area, I had the pleasure of dating one of the Chicago Tribune sportswriters. He invited me to join him to cover the Milwaukee Bucks, the Russian National and the Italian National basketball teams play an exhibition round robin style tournament. It just happened to be over the weekend when the clocks were to be turned back for daylight savings.

This morning, I had an email from a friend who knows I write a real estate blog. She thought this MLS photo would make a great blog. She follows my blog and knows I write about the good, the bad and the ugly when it comes to real estate in Scottsdale, Cave Creek and north Phoenix. Which category does this MLS photo fall into? Keep in mind, I only copy and paste and make no alterations.

Home inspections on rentals? - 11/01/11 04:57 PM
As a Realtor® in the Scottsdale, Cave Creek, Phoenix area, one of the things I HIGHLY recommend to my purchasers is a property inspection on the home they wish to purchase including new construction.
Late last month, I helped a tenant negotiate a lease in a high end guard gated community. Here, it is not "customary" to get a home inspected for a rental. The day the keys were turned over, the tenant turned on the automatic ice maker in the fridge to get that started so there would be cool ice once they started the actual move (17 comments)

Last week, a potential buyer called me and told me the area in which he was interested in buying. He was very specific on size, location and only wanting a one story home - no stairs for his weary legs. I pulled up every active listing in the entire area, printed them out and met him at our favorite restaurant to go over the listings.
He looked at the listings and told me I had done something wrong because the lowest priced listing was $325,000 and there was nothing priced in the $200,000's. It seems his "friend" told him he should (9 comments)
