   There have been some great posts on here discussing the tenant/landlord relationship and responsibilities - who pays for what when there's damage.  I look forward to comments on the transaction I'm about to share. 
     Recently, some clients called me about problems they were having with their landlord from whom they had rented for a year while their home sold.  They asked my opinion as to who is responsible for paying for what.

  Yesterday, I received a call from a client who now wants to invest in a small condo in Scottsdale for a rental.  He told me the area he's thinking about and asked me if I was familiar with the area.  Since I'm currently working with a renter in just the complexes he's looking at, I'm very familiar with them - I've been in every complex in that area at least 3 times each just this very week.

Tatum Ranch real estate report - a great Cave Creek, AZ neighborhood - 11/07/11 06:43 PM
         The Tatum Ranch community in Cave Creek, AZ, continues to show improvement in home values.  In the last year, the average sales priced has increased from $220,000 to $225.000.  There is currently only a 3.11 month supply of active listings of homes for sale in Tatum Ranch and the area continues to have a low marketing time of only 87 DOM (days on market.)

Home inspections on rentals? - 11/01/11 04:57 PM
     As a Realtor® in the Scottsdale, Cave Creek, Phoenix area, one of the things I HIGHLY recommend to my purchasers is a property inspection on the home they wish to purchase including new construction.
 
     Late last month, I helped a tenant negotiate a lease in a high end guard gated community.  Here, it is not "customary" to get a home inspected for a rental. Last week, a potential buyer called me and told me the area in which he was interested in buying.  He was very specific on size, location and only wanting a one story home - no stairs for his weary legs.  I pulled up every active listing in the entire area, printed them out and met him at our favorite restaurant to go over the listings.
