Tenants versus landlord - who pays for what? - 11/29/11 10:37 AM
There have been some great posts on here discussing the tenant/landlord relationship and responsibilities - who pays for what when there's damage.  I look forward to comments on the transaction I'm about to share.
Recently, some clients called me about problems they were having with their landlord from whom they had rented for a year while their home sold.  They asked my opinion as to who is responsible for paying for what.
The landlord is trying to withhold a substantial amount of money for "damages" done to the property - some real, some imagined, some exaggerated.  The "damages" … (6 comments)

New barkery, dog grooming and pet boutique in north Phoenix - 11/28/11 02:18 PM
This weekend, I had the pleasure of going to a couple of great farmers markets in Cave Creek, AZ.  It was a pleasant way to spend time with my visiting family and walk off some of that turkey while enjoying our wonderful weather (yes, it was in the 80's F this weekend - sorry all you northerners.)

I met a delightful couple, Steph and Jeff Knutsen who were selling their organic and homemade doggy treats at one of the booths.  As we were talking, they mentioned they are opening up a great new barkery, self-serve dog wash, pet … (12 comments)

How to buy an investment property - so you want to be a landlord - dispelling another real estate myth - 11/18/11 11:23 AM
Yesterday, I received a call from a client who now wants to invest in a small condo in Scottsdale for a rental.  He told me the area he's thinking about and asked me if I was familiar with the area.  Since I'm currently working with a renter in just the complexes he's looking at, I'm very familiar with them - I've been in every complex in that area at least 3 times each just this very week.

So, I pulled the comps and told him what I knew about these complexes.  One appears to be in serious financial trouble … (10 comments)

Choosing the right real estate agent for the lifestyle you want - 11/17/11 10:03 AM

It's always said that "real estate it local."  As I read other agents' blogs on ActiveRain about their cities, counties, and neighborhoods, it never ceases to amaze me the differences this world has to offer in terms of real estate.

I was talking with Kathleen Daniels, a great short sale agent in San Jose, CA Kathleen Daniels San Jose - Silicon Valley Real Estate, about different things and one of the things she mentioned was that the Scottsdale, Cave Creek, north Phoenix area has "communities" which I know as I live here.  Some are gated while some are … (7 comments)

Can you find the eleven hidden colors in the following paragraph:
Many injured animals are invited to live at the 'Toronto Range'. Stop in kangaroo corner and marvel at the lovely creatures within. Dig over the potato patch to find small furry caterpillars, but don't yell! Owls can be found swooping for edible rodents, earwigs or perhaps bluebottles in the undergrowth. The brown bear, Rob, lacks grace and may look like an ogre, enter at your own risk! Peacocks can be found showing their colorful wares, which look fantastic when viewed with our ultraviolet torch.

Tatum Ranch real estate report - a great Cave Creek, AZ neighborhood - 11/07/11 06:43 PM
The Tatum Ranch community in Cave Creek, AZ, continues to show improvement in home values.  In the last year, the average sales priced has increased from $220,000 to $225.000.  There is currently only a 3.11 month supply of active listings of homes for sale in Tatum Ranch and the area continues to have a low marketing time of only 87 DOM (days on market.)

Why is Tatum Ranch so desirable?  Is it because it's within the very highly rated CCUSD? (Cave Creek/Carefree Unified School District.)  Is it because Tatum Ranch is located just minutes north of all expressways … (0 comments)

Saturday mind teaser - grab a pen and paper for this one - 11/05/11 11:17 AM
Four friends were competing in the internationally renowned Bog Snorkelling competition. As usual, the judges were a little careless and once again, they managed to loose the results. Luckily, a number of spectators were able to remember the following snippets of information:
Only one person wore the same number as the position they finished. Gary, who didn't wear green, beat Barry. Larry beat the person who wore yellow. The person who wore number 3, wore green. The person who wore number 2 finished first whereas Harry came last. The person who finished second wore green, Barry wore yellow … (8 comments)

Home inspections on rentals? - 11/01/11 04:57 PM
As a Realtor® in the Scottsdale, Cave Creek, Phoenix area, one of the things I HIGHLY recommend to my purchasers is a property inspection on the home they wish to purchase including new construction.

Late last month, I helped a tenant negotiate a lease in a high end guard gated community.  Here, it is not "customary" to get a home inspected for a rental. The day the keys were turned over, the tenant turned on the automatic ice maker in the fridge to get that started so there would be cool ice once they started the actual move … (17 comments)

But, my friend TOLD me.................. - 11/01/11 03:40 PM
Last week, a potential buyer called me and told me the area in which he was interested in buying.  He was very specific on size, location and only wanting a one story home - no stairs for his weary legs.  I pulled up every active listing in the entire area, printed them out and met him at our favorite restaurant to go over the listings.

He looked at the listings and told me I had done something wrong because the lowest priced listing was $325,000 and there was nothing priced in the $200,000's.  It seems his "friend" told him he should … (9 comments)
