I want to buy a house - 03/31/08 01:51 PM
How many times have you answered your phone and heard the voice on the other side say just that.  Or something like I am tired of wasting my money renting?  My first question is always where are you looking and what price range.  Then I ask if they are pre-approved for a loan.  No, my credit isn't very good.  Well how bad is it?
Any way after all this I give them a couple of numbers of mortgage brokers to call and see what is their credit score.  As you expect it is usually poor, very little to put down, etc.  The mortgage … (10 comments)

Saints coach Sean Payton bought the first five tickets for Raising the Roof Charity.  Seems he couldn't meet with officials to draw the winning ticket, so he offered to buy the first five tickets.  These tickets cost $100 a piece.  They are only going to sell 2500.  The home is a four bedroom, three baths and double garage in Normandy Oaks Subdivision in Covington.  The money raised will go to numerous charities.  To buy a ticket go to www.raisingtheroof.net or call 800-715-1387. … (1 comments)

Twins Spans - 03/29/08 07:35 AM
Many a people are working to see the old I-10 twin spans become a fishing pier once they are no longer needed.  I think this would be great for Slidell.  I remember as a child my dad and I would go out on the bridge when they weren't opened yet.  we would catch crabs and an occasional fish.  We were after the crabs more than the fish.  It would be a shame to destroy this whole bridge, when plenty of people could put it to use. … (0 comments)

Safe-Deposit box anyone?? - 03/29/08 07:31 AM
Seems almost three years after hurricane Katrina there are over 1000 unclaimed boxes just from Regions bank alone.  The owners have until April 11 to claim the contents are the bank is going to donate the items to Brad Pitts Make It Rught Foundation.  The items will be sold for cash.  I know a lot of these residents have been displaced but they should be in touch with their financial institution by now.  I guess these guys don't sell houses for a living and don't need the money.  … (3 comments)

Recession - 03/26/08 05:38 PM
Are we in a recession.  Probably by definition.  I am sick and tired of voters bemoaning hard times.  Do you really expect government to bail you out.  Can someone tell me one thing the government got involved with that turned out better years down the road.  WELL I am waiting.  As I see it the government is the root of our problems.  Trying to play daddy to everyone.  Well you know what?  I refuse to participate in this recession.  I am going forward and having fun. … (8 comments)

Louisiana Property Disclosure Papers - 03/24/08 11:39 AM
I listed my first home using the new disclosure papers Louisiana's real estate commission approved earlier this month.  The very last question asks are there any crystal meth labs on the property.  WHAT, am I reading this correct???  I wonder how many people check yes for this one.  I wonder if the police have to be notified.  This would make a good skit for the worlds dumbest criminals.  Is this a question others states also have on their disclosure papers. … (2 comments)

Existing Homes Sales Rise - 03/24/08 11:34 AM
The February existing home sales were released early this morning and a surprising uptick of 2.9%.  The biggest disappointment was a drop of 8.2% in price.  The median home price is now below $200,000.  The West still had a decline in sales.  Other area showed gains.  Seems sellers are finally dropping their prices to where buyers will put offers on them.  I do see increased activity in my market.  I haven't seen an increase in offers, however. … (0 comments)

New Orleans off Decling Market List - 03/20/08 10:29 PM
Fannie Mae made the decision to take most of the New Orleans area zip codes off the declining market list today.  This means buyers can now buy for three percent down instead of five.  This amount to a few thousand dollars less than was necessary before.  It's good to see that my area is making a good come back after Katrina. … (3 comments)

Slidell Area Mortgage Update - 03/17/08 08:11 PM
Volatility remains the key word when discussing rates, stocks, credit markets and the financial markets in general.  30 Yr fixed Rates started the year at 6.25 and have gone as low at 5.5 (only for about an hour) and as high as 6.875 in the last 3 months.  Currently the 30 yr fixed rate is hovering between 6% and 6.375%.  Normally long-term rates don't move more than .25% in any given quarter...we've seen swings as high as 1% in a day!
That being said...where are we headed?  As we discussed in our last update the chances of the economy going into a … (2 comments)

Home Warranty Company Goes Bankrupt - 03/17/08 08:05 PM

St. Patrick's Parade - 03/16/08 04:14 PM
I have been bloged about this day for the past couple of days.  Everybody was Irish today.  The weather couldn't have been any better.  Clear blue skies and temperatures in the low seventies.  This parade rolls through Olde Town Slidell every year.  The crowds are well behaved and is really a family atmosphere.  They throw cabbages, potatoes, carrots and onions.  All you need is the corn beef to make an Irish stew.

Slidell Mortgage Update - 03/09/08 03:38 PM
This week was another volatile one for rates and stocks alike.  The week ended with conforming 30 year rates heading to 6.50%.  FHA's rates have consistently been lower than their cousin Fannie - FHA rates ended the week @ 6.00%
HUD finally announced the new maximum mortgage limits for our area, raising the loan limit on a singe family home to $287,500.00.  This was welcome news for those of us who have been waiting for a more realistic loan size to accommodate buyers in our market.
While FHA increased our loan size, Fannie Mae released its announcement that our area would not … (1 comments)

Rent vs. Sell - 03/09/08 10:15 AM

question??? - 03/05/08 07:09 PM
I just wanted a sampling of opinions from other more seasoned agents.  How long do you wait to talk to a potential client after meeting with them, or speaking to them on the phone?  Do you prefer to use email or phone calls?
About how many times a week or month would you call?  I believe it's a fine line between being of service and being a pain in the you know what.  I appreciate your comments.

Buy this Market - 03/04/08 01:58 PM
That's right I want to buy this market.  Whether it is stocks or houses I want to buy and I need to buy.  After-all stocks and houses aren't going to go down to zero.  Why do we run away when the masses run away?  My broker calls it a mental recession.  Means mentally we talk ourselves out of making a commitment.  I believe it was Warren Buffett who said "be greedy when others are fearful and be fearful when others are greedy".  Get the point, talk to your buyers. … (4 comments)

California Dreaming - 03/01/08 05:48 PM
My mail lady just got back from her vacation in California.  She went to visit her brother who is an aircraft mechanic for Northwest airlines.  They are originally from Minnesota.  He makes about the same amount of money he made in Minnesota.  One of his daughters was trying to buy a house in the Santa Barbara area.  An eleven hundred square foot home for five hundred thousand dollars.  Four hundred and fifty dollars a square foot of living area?  Are you kidding me?  No wonder foreclosures are rampant in California.  I know the weather is great, and the scenery is unmatched … (2 comments)
