sellers: Pre-Listing Inspections

I am a big believer in having our clients order a pre-listing inspection. At the very least, it provides our sellers with no surprises when the buyer comes knocking with a BINSR. If the seller gets the report and there is a big item to be fixed, he/she has the time to get a few quotes and decide who is the best for the job. They won't have to chose someone who is not right for the job just because they can do it within the time frame. A few days ago, I did a walkthrough with my clients at a 3-story townhouse in Desert Ridge’s Aviano. To say I was amazed is putting it mildly. It was spotless. The garage was immaculate and all the shelves in the storage spaces were wiped clean. The second floor was just as clean – the kitchen, light fixtures, refrigerator, counter tops, kitchen sink, floors and walls were without blemish. I have been to many, many walkthroughs and never found one as pristine. In addition, all the books, pamphlets, keys, clickers and warrantees pertaining to the home were left neatly on the counter. … (1 comments)
