Based upon the charts below I'm going to have to say that the worst has passed. I'm not saying that everything's great, but it is better. The average sales price is back on the curve that it should have been and the volume of homes selling is up slightly from 2009, which is up slightly from 2008--which was up slightly from 2007, which was when the solids hit the oscillator. Marin County, CA Home Sales Charts ~ 2001 through 2010 - 01/26/11 07:11 PM
The charts below tell the story... The peak of the market was September 2007, with the highest average sales price AND the fewest number of homes selling. That's when the gig was up. 2008 was punishing, we limped along in 2009 and in 2010 we finally seemed to get our "boat legs". 2011 is starting of with a bang! People are interested in real estate again... now we just need some good inventory at eye-catching prices. Inventory (the selection of homes on the market) is very low, so if you are thinking about selling, there isn't very much competition right now. Marin

For the month of December 2010 188 homes sold (64 of which were distress sales) in Marvelous Marin County, for an average final selling price of $868,038. The average original asking price of these homes was $991,024. The range of final selling prices was from a low of $131,000 to a high of $11,750,000.
