See the article from today's Arizona Republic.  Wow, foreclosures up 97% from the same time period the previous year!  Guess this is a strong indicator of the problems the Valley is currently facing.  Slightly weaker jobs, burdensome debt load and the aftereffects of the subprime fallout are all certainly contributing factors.  We will most certainly continue to watch inventory; both locally and valleywide, as the best indicator of the state of our market.

You drive by a new home subdivision or a plat of land where homes are slated for.  A lot of dirt.  And often, a water tanker.  Sometimes they can even be spotted "watering the dirt."  What gives?  Whats that all about?  Pretty simple, really.  Local authorities don't really want a whole bunch of dust/sand flying around when the wind kicks up - hence regulations to keep the ground at such locations moist.

This article just came out at realestate.msn.com.  It discusses the fastest growing suburbs in America.  Sure, some of the fastest growing 'burbs' are located in California (typically the affordable ones) and in Texas (where sprawl is the name of the game).  Arizona has a couple also.  Buckeye, Surprise and Goodyear make the list...they are actually in the top 5.

Its a common practice for homes to be inspected when they go under contract.  The inspector finds some flaws, the buyer and the seller typically negotiate what items get fixed, repairs are completed and the home closes escrow.  I was wondering - how common is it for another inspection after the completion of repairs...with the obvious purpose to verify that the repairs were completed correctly?
