It's been a few weeks since my post about building a quality home. The reason for the delay was the windows. Our window supplier didn't place the order when he should have, an we were delayed by 2 weeks. The windows are going in now, and the brick work is following right behind.

 I wrote a post last week about using flyers, and why buyers stll prefer them over the automated response systems, or even worse, just a sign. 
A lot of realtors will not answer their own phone.  Are you kidding me, why would you have a cell phone if you don't want to talk to anyone.
Some people might think that I'm making this up, but it's true. i know several realtors who return calls at a specific time of the day, and refuse to answer their phone. When I asked them why, they refer  to training they had on time management, or … (24 comments)

Put Your Nashville Home on The First Page Of Google - Mr Homeowner, I understand that you want to sell your real estate for the highest possible net price, and I am here to help. I know that you will be interviewing several of my competitors today, and all of them are good real estate agents. But, will they guarantee that your home will be the first thing a buyer sees if they google your neighborhood. How about your school zone, maybe even your town.

Ok- I'm starting to see a trend in Nashville, and I like being on the other side of this fence. Most of the listing agents in Nashville have decided that flyers are no longer necessary. I did an informal check in two popular neighborhoods in Brentwood this weekend, and even though we found over 30 homes for sale, we could only gather 3 flyers.
Ok, some had empty boxes (on a Saturday), but most just had a sign, no flyer box, and no information without calling the agent(good luck with that, I tried it). My point is this, potential buyers drive through a … (202 comments)

Brentwood tn Real Estate - I get this question all the time, especially from out of state clients. Where is the best school, and where can I live for my children to attend.
The answer to the first question is easy, for years, Brentwood high school has had the best ACT scores of all public schools in middle Tennessee. Some will say that the magnet schools in Nashville have better average scores, and that would be true. But  they don't  accept anyone who doesn't already have a high achievement score, so it's not a level playing field.

 In Brentwood, Franklin, and even farther south in Williamson county you get a chance to see beautiful historic Antebellum homes that managed to escape the Civil war, and the ravages of time. Now these homes are facing a new battle, neighborhood developers. Many of the homes are saved, but area surrounding the homes is cut down to 1 acre or less.

Spring Hill Real Estate - The framing is all done now, and we are waiting for windows and doors. Now we can start on the plumbing and electircal. Most people think this is an easy job, but as you can see, yow have to drill a lot of holes in in the studs and supports to keep the wires and plumbing from getting damaged.
I've seen plumbers cut floor joists in half to run pipe. Needless to say, it's ability to support anything is gone after that. Just another reason to have inspection done before you buy a new home.

Nashville Real Estate - While on a listing appointment on a home approximately 10 years old, I was asked by the homeowner if they should replace the roof. I asked them if it was leaking, no, but it was dirty.
So I went to the front of the home (south side), and didn't see anything out of the ordinary. The north side of the home did have some discoloration that they thought was dirt. It's Algae. Spring hill real estate - Now that the foundation is in place (see part 1 and part 2), it's time to start the framing. This process can be done several ways. Lighthouse builders builds the structure on site. It takes a little longer than some of the national chains, because they build a lot of their homes in modules in a factory, and assemble the home on site.

Last summer we had a melt down in the mortgage industry, and for a short period of time, getting a loan of any type was difficult. But now the mortgage companies have a way to get people into a home with little or no money down.
The Federal government (that would be president Bush and Congress), have passed laws that allow FHA to insure loans of up to 97 percent. Spring Hill tn real estate - In part 1 we dug dirt, and poured cement, now  it's time to lay some block, The guys get out their laser again, and mark the concrete for the corner blocks. This is the starting point for the block layers.
Lighthouse builders users piers made of concrete blocks filled with concrete to support the floor joists. Spring Hill building codes does not require this, but they feel like is much better the the wood piers that some other builders use.
