For the first time in almost three years, Las Vegas welcomes (year over year) something foreign called "APPRECIATION" in both the Condo/Townhome & SFR Residential Sectors! 
Year over Year (April 2009/April 2010) Appreciation in the Las Vegas Area:
SFR Average Price:  +4.2% SFR Median Price:  +0.2% Condo/Townhome Average Price:  +6.9% Condo/Townhome Median Price:  +8.5% (source:  Greater Las Vegas Association of Realtors)

While I don't think this is close to over, I do believe that we may quite possibly have seen the worst of days as we cycle through Las Vegas Area Foreclosures!
One trend that pushed me to an AHA (!) moment the other night as I comb through this market in a frustrating manner, is the ALL CASH TRANSACTION.

The Las Vegas Valley (includes Henderson & North Las Vegas) has seen some major market stabilization in the last year!  Absorption for December 2009 is a seller's market with very little inventory.  Some micro-markets (ie,Foreclosures Bank Owned, REO) are extreme seller's markets where there is no mercy to the buyers, multiple offers are the norm!
We are FINALLY seeing a stabilization of inventory and a decrease with escrows (we should have seen that late spring/early summer!)  Good news for buyers?  Still remains to be seen.  We need to get over 10000 active units on the market before it can be stabilized from a seller's market

The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement. Inventory has DECREASED by -480 units.  Under Contract has increased by +882 units.    Solds have INCREASED by +276 units. (THAT IS HUGE!!)
There are many reasons for the lack of closings in this market and it is outlined in this post.

The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement.  Absorption is swinging into stable market territory.  Solds have FINALLY gone from hovering the 200 unit mark and near the 650-800 units mark.  I see improvement in this sector! Inventory has DECREASED by -31 units.  Under Contract has increased by +714 units.    Solds have INCREASED by +9 units.
There are many reasons for the lack of closings in this market and it is outlined in this post.

In the twilight of the time where I traditionally pull statistics (which is the 15th of every month), I am very excited to report (for sellers) that we have ONLY 9981 Active Units available.  Most of which are short sales!  We have flirted with going under the 10K mark for months and months and months now and finally made it!
CAN SPRING BRING US 16000 CONTINGENT/PENDING CONTRACTED UNITS?

The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement.  Absorption is swinging back into a buyer's market at 7.1 months of inventory.  Solds have FINALLY gone from hovering the 200 unit mark and near the 650-800 units mark.  I see improvement in this sector! Inventory has increased by +99 units.  Under Contract has increased by +581 units.    Solds have decreased by -109 units.
There are many reasons for the lack of closings in this market and it is outlined in this post.

If you had cancer, would you allow the same friend to operate on you? Uh, probably not.  People need friends to listen to them in times of peril.  They need guidance but not necessarily advice.
I became a little disgruntled about some advise that we need to sue the filthy banks for all the evil they do yesterday here.
I am not a lawyer,

HUD Home Listings Seem to be on the Rise HUD Home listings appear to be trending a rise.  I think this is due to the lack of FHA lending between 2002-2006.  FHA started to gain some steam when the conventional 100% stated income loan started it's demise in 2007.  In the last several years we have cycled through refi's and purchases between 2002-2005.  The defaults we are seeing now are newer defaults - ones that were bought or refinanced in 2007 or 2008.
