Queasy Individuals do exist in real-estate forums unfortunately!

Hello people, when are you going to realize real-estate brokerage is a business that has competition. It's not just a business activity? If you’re not branding your name, your behind your competition, it's a sales business, there’s competition. There’re hundreds of thousands of homes on the market for sale; what’s the problem with suggesting real-estate consumers consider buying?
The individuals that misunderstand, and confuse real-estate brokerage marketing as raving right-wing capitalist behavior, have serious mental problems. The idea that real-estate agents should stop selling and marketing to real-estate consumers is a … (0 comments)

Beat-up internet bullies with love and compassion! - 07/31/12 08:20 AM
Beat-up internet bullies with love and compassion!

Bullies in the sand box always point out others behavior, but forget about their own!

From the internet a new type of bully was created, these new bullies don’t have to be strong physically, but these bullies still have a couple things in common with traditional bullies, hate, selfish, narrow-minded, & always diverting attention from themselves, (so they think)! Bullies don’t feel compassion for others, bullies only think what’s good for them, bullies never think their actions are wrong, and because of it are carless with their own actions!

Avoiding the (flat fee/or discounted MLS fee) blacklisted home?

Could your home be blacklisted!

Real-Estate à la carte, do you get what you pay for! Some consumers aren’t aware of the horse playing in real-estate that can transpire. There’s a slight chance your home isn’t being shown, some “Mickey Mouse” games may be played because you negotiated well with your Brokerage.
Are you really looking at all the homes that are for sale in your area? It’s it possible homes are being avoided when possible? Are Realtors risking ethics for money?
In standard tradition, real-estate professionals … (3 comments)

Assuming detachable decorative item stay with the home! - 07/30/12 11:02 AM
Assuming detachable decorative items stay with the home!

A great question was asked recently, this real-estate question deals with the smaller details of the sale of a home, but never the less, they’re very important. Clarity will avoid unnecessary problems, and keep the seller and buyer happy.
The question was: I have a detachable wall-fountain; I don’t want it to be part of the sale. Is it ok for me to assume the fountain does not have to be listed on the listing?
I explained my position on this matter to the home seller. I think it’s important to … (2 comments)

Get to know your roof; it could save money & the life of it!

What’s over your family’s head equals security, monitor and maintain your roof, caring for your roof pays-off when it comes to your home and family.
Professional roofers I talk with believe it’s pays-off to have regular roof inspections, especially for those homeowners that live where the weather is extreme.
Most homeowners should use an established professional roofer in their area to do the roof inspection. For the do it yourselfers, inspecting the roof requires climbing on it, always use the proper safety gear & equipment … (13 comments)

Paying rent by the night? - 07/27/12 11:40 PM
Who’s paying rent to live by the day? I’m shocked!

This is a must see video, I really wanted to share this with AR…. Is this crazy logic, or does this look right to you, renting by the night? The money seems great, but the turn-over seems like a nightmare for owners! I can’t imagine the headache & turn over cost is renting to individuals by the night…Maybe I’m old school, I can’t possible see this working for me and my business…. I’m completely amazed at the per night rent charges.  I own many apartment buildings; I can’t imagine trying … (4 comments)

A Tough Real-Estate Question to Answer! - 07/27/12 06:20 PM
A Tough Real-Estate Question to Answer!

I was asked a very interesting question about real-estate; I think it’s worth sharing in AR! Recently I was asked if it’s legal what their listing agent did, “the sellers found out after escrow closed, the buyers ended up being the cousins’ brother in-law to the agent, and the agent doubled ended the listing” (Got paid for both sides, the buyer and seller)!
For those real-estate consumers unaware, the laws and rule of real-estate vary from State to State. There is Article 4 of the NAR’s code of ethics which clearly give wiggle room … (8 comments)

My Associate Buys Cases of Tylenol!

I know a business associate that’s always claiming someone else is giving them a problem, for those individuals, there’s a reason why they always feel they need medication so they avoid getting a headache. Usually, if I can’t add anything positive, I will stay silent, but after years of continual events happening to this associate, and years of him asking me for advice, I decided to break my MO! I finally decided to tell him my feelings when he asked me about his newest problem, although I don’t think it helped, I think he’s … (2 comments)

No Excuses, you’ll be respected!

Walls stopping us; it’s all in our mind! The only reason an imaginary wall is there in the first place is because you put it there. Go ahead; blame others for the wall that’s not there, that’s exactly what individuals do when they claim there’s a wall in the first place. Hello, for those playacting there’s an invisible wall in front of you; it’s only in your head!
Usually when an individual places an imaginary wall up they blame it on others, or divert the real issue with excesses. We’ve all heard, I’ve been … (0 comments)

It’s More Than a Condominium!

Before you buy a Condominium; know the association!

When it’s time to enter the real-estate market, & you’re considering purchasing a condominium, how do you know when a condominium is a good buy.
There are many important factors to consider. Purchasing a condominium is also like buying part of the building as well, whatever is associated to the building of the condominium is partly yours! To accommodate whatever the structure offers, the roof, walkways, parking, security, gardens, clubhouse, etc.  Rules, regulation, and money are necessary, and for that, a small group of owners … (2 comments)

What’s In Your Garage!

What’s in your garage maybe dangerous, unhealthy, and avoided!

When’s the last time you’ve inspected your garage, if you’re like most home owners; it’s been awhile. Even when homes are sold, the homeowners leave the leftover paint behind; they feel it’s a nice move. The problem maybe the paint itself, paint has a certain shelf life, if the paint is past the shelf life; it’s useless and harmful.

Live a Full & Rich Life: It’s Awesome!

Holding on to resentment & anger is deleterious to your state of mind, and a tort to yourself. A great example of what I mean- “holding on to resentment or anger is like holding a tiny bomb in your hand with intent to hand it off to some-one else”
Believe it or not getting angry directly impacts negatively towards yourself and others. Most of the time getting mad and showing anger is viewed as reprimanding the other person and proving a point. Anger is sometimes used on others as a weapon, … (4 comments)

Consumers that receive real-estate advice anonymously, I’m sorry!

Anonymous real-estate advice, “I’m sorry but what a crock”-real-estate consumers should know who they’re receiving their real estate information from; there’s no such thing as good anonymous real-estate advice. There’s no such thing as anonymous individuals giving real-estate advice to consumers consistently every day on a real-estate website for free! Don’t make a big mistake when it comes to real-estate!

If you think about it, buying a home is the single biggest investment made in a lifetime for most individuals; it’s worth hiring a great Realtor. Anyone that thinks Realtors are all the same, and for those that feel they don’t need a Realtor, "really makes a foolish statement". Buying a Home and absorbing risk!

With everything in life, it's all about risk-verses-reward, the "sure deal now" -verses- "better deal later". Where I find most individuals get tangled-up and lose sight of the real-estate market is when they get overly focused on "best deal" and lose sight of "what's the need?" That's a simple-minded way of saying "have a plan, know what you need! Home buyers need to make moves based on needs and ability to absorb risk, and then home buyers won’t have to think about, for what-could-have-been".
What about those who want to buy a home today, … (0 comments)

The Housing Market at risk again? - 07/22/12 10:24 AM
A New York CNNMoney post recently had an interesting opinion about millions of older Americans at risk of foreclosure. The poster seems to be under the impression there’s going to be a new bubble because older Americans are at risk of losing their homes.

I personally don’t think this post is the case, I think home values will keep rising, I feel homeowners are going to be pleasantly surprised 5 years from now as the value of their homes will increase. The biggest problem with home-owners meeting and greeting “strangers”, “lookie-loos” and potential home buyers, the home sellers have too much passion about their home. Home sellers get upset when there’s negative talk about their home. Rarely does a negative discussion from a potential home buyer go over … (2 comments)
