neighborhood: And Yet Another Safety Issue When It Comes to Vacant Homes - 09/21/09 06:51 AM
I could not believe it, as I was doing my morning surf of the web looking for relevant industry news on what is going on in the housing industry across the country I come across a short blurb from the Aldine/North Houston NewsUnfortunately, this is a very short article of only 116 words - but powerful words that got me to sit up straight in my chair and take notice.  Powerful enough for me to put out a warning - not only to my own team and office but to everyone in the real estate industry that reads what I share. The … (12 comments)

neighborhood: Is A Hemet Bank Owned REO Home Going to Be a Good Deal in the Long Run? - 03/17/08 03:48 AM
The question of whether a particular bank owned REO (Real Estate Owned – Bank foreclosure) home is as good a deal as it first appears can only be answered by the buyer performing their own due diligence…and not stopping until they have the answers they need. THE HOME INSPECTION Yes, it is common in Hemet, CA for a homebuyer to hire a home inspection company to perform a routine home inspection.  I have recently found a company that will deliver a printed version of the report on demand at the end of the inspection – while everything is fresh in the … (1 comments)

neighborhood: As An Investor...Do You Really Want the Nicest Home in the Nicest Neighborhood? - 12/29/07 03:22 AM
The Hemet - San Jacinto Valley has recently been hit very hard with foreclosures and as a result there are some great REO properties available for the savvy investor to buy in Hemet CA.I have been blessed, because I have been able to attract multiple investors from outside our area to find me to help them find the best real estate deals in all of Hemet. When I initially interview my prospective new real estate investor clients, I of course want to find out their motivation, their exit strategy and of course their opinions of what makes a great investment property. It appears … (2 comments)

neighborhood: Tips for buying a REO / Foreclosure Home - 12/20/07 02:07 AM
The Inland Empire market in southern California has certainly gone through a major transition in 2007, setting the stage in 2008, for what I project will be the best buyers market we have ever experienced.Homeowners who would like to sell for any of a number of ‘normal' circumstances will certainly be disappointed.  Although I do believe that prices are near the bottom of the market, since a real estate investor can now purchase a property with minimal rehab expense and turn it into a positive cash flow rental unit.
Although my prediction that the market has come close to hitting the bottom … (6 comments)

How to Sell Your Hemet Home at the Highest Possible Price
By JOHN OCCHI, HEMET REALTOR
This is one of the "Free" Reports that I have written that I provide to my seller clients.  Often this  report will end up in a Pre-Listing Package, before I meet with a potential seller.
*****************************************
When it comes to selling your home you have to be careful not to make any mistakes.  A simple mistake in the process can cost you thousands of dollars, if not tens of thousands or even hundreds of thousands of dollars. In lost profit.
Believe it or not, but many homeowners … (1 comments)

neighborhood: PRICE YOUR HOME TO SELL, Part 1 of 5 - 12/28/06 05:10 AM
PRICE YOUR HOME TO SELLBY JOHN OCCHI, HEMET REALTOR®Originally posted to this BLOG
This is a rather lengthy report that I have written, that I use as part of my pre-listing packet, so the homeowners will understand the principals without a perceived ‘sales job'.  If they take the time to read through this report, they will have a very clear understanding of where their price should be, once I provide them with the analysis portion of a CMA at the actual presentation.  They will know exactly where to price their home so it will sell.
Because of the length and so many variables, … (1 comments)

neighborhood: Snapshot of a West Hemet Neighborhood - 12/25/06 08:09 PM
I recently did extensive research on a particular neighborhood.  I'm sure the local residents have a name for their corner of Hemet, but I am sorry to report I do not know it.
It is a unique area, surrounded on two sides by senior mobile home communities - ‘Panorama Village' to the east (east of Lyon) and 7 Hills to the south (south of Stetson).  The north is separated from adjoining lands by railroad tracks.  The community runs west to Kirby, although some could argue that it actually extends all the way to Sanderson.  However, the homes on the west of Kirby … (0 comments)
