nick vandekar: Relationships - friends, family, clients - 10/27/10 11:31 AM
Everything, not just real estate is all about relationships, friends, family, clients, it all revolves around the relationships we have with each other. Depending on that relationship is how we view each other, how we empathize with a client and how we might grieve and mourn for a friend or family member. I woke this morning with trepidation, knowing it would have been my mother's 83rd birthday today, but she died this summer suddenly. As I looked at my phone, part of my morning routine as I make tea or coffee to see if there is an emergency needing attention I see a

nick vandekar: Just Reduced! - Townhomes sell for more! - 10/22/10 09:36 AM
This beautiful home sits on a great lot at the quiet end of a cul de sac in West Brandywine Township. Our client just reduced the price and is interested in looking at an offer. I have seen townhomes sell for more than the $317,900 this home is currently listed for. View the Virtual Tour. Gently lived in, virtually new colonial of 2644 sq feet sits in a large fenced yard, is not overlooked and offers a great deal of privacy. Master with ensuite bath room and walk in closet; 2nd bedroom almost as large as the master, with two additional

nick vandekar: The single most important thing to getting your home sold - 10/19/10 08:52 AM
What is the single most important thing you can do to sell your house? I surveyed several agents and sellers what they think is the best thing you can do to sell your home and overwhelmingly it revolves around PRICE!.Yes, nearly everything you can do that is going to make a difference ranks below getting the price right from the start or reducing the price once on market, especially if the market is moving against you, or in everyday terms, prices are going down.Landscaping to improve the curb appeal, repairs, updating bathrooms and kitchens, these all help, but often you will not

nick vandekar: Getting a mortgage and buying a house is all about being prepared today - 10/05/10 10:56 AM
All the news everywhere is about how difficult and hard it is to qualify for a mortgage, and even when you do, the rules and requirements from underwriters make the whole process tiresome and frustrating. But as with everything, it is all a matter of being prepared. That means today that long before you are actually ready to purchase a home you need to start cleaning up your credit. The higher your credit score, the lower your rate can be, so making sure you pay all your bills on time is very important. Not having all your credit on one

nick vandekar: Preparing to list your home and selecting an agent - 10/04/10 01:34 PM
This blog is inspired by a post from a comment on Jeff Belonger's blog Should we hide our past business experiences in posts., based on comments in a post by Patricia Kennedy on When they say mean things about their first agent In Jeff's comments Bill Gassett mentioned a post How to interview a Realtor he has written. How we all get inspired to write blogs is another good blog title. Anyway, whilst there have been many blogs on preparing for a listing presentation, what to include and what advice to give, I thought about how the consumer could prepare for the listing presentation

nick vandekar: What a way to celebrate 9/11? - 09/10/10 05:54 PM
It saddens me that 9 years following the disaster of 9/11 America has moved away from the wonderful position they took immediately following that disaster and attack. Our fight is with terrorists who happen to claim to be Muslims, but not with Muslims. As was stated by George Bush himself. When Britain dealt with the IRA their fight was against terrorists not the Irish people, although many on both tried to project it as otherwise. But peace came when people, mainly women decided enough was enough. Today, in a country founded upon religious freedom and tolerance, we have so called pastors threatening to burn

nick vandekar: Avoiding foreclosure! - 08/27/10 01:03 PM
If you owe more on your home than it is worth there are alternatives to foreclosure that allow you to avoid foreclosure. But you need to take action rather than just waiting for the bank or banks to decide what they want to do. What do you want? What are your dreams going forward once this situation is resolved? It is not just a matter of giving up, there is hope and many others have rebuilt their lives. It will not be easy, but if you take steps for yourself, you can control some of your own destiny as you move

nick vandekar: Different systems - UK vs USA - 06/07/10 04:02 PM
I recently had to fly to the UK when my mother died unexpectedly and needed as one of her executors to get her home listed for sale. The British system is so totally different to the American system it got me considering the differences. Firstly there is no MLS, all listings are sole agency, with the agent representing the seller. Brokers/Agents will not show the listing of another company as there is no buyer agency in the UK. Whilst there is no MLS all listings go on the internet, but whislt buyers are looking on the interent, most register with one

nick vandekar: Berwyn Victory Run - 05/07/10 08:48 AM
Every year our local Veteran's Association organizes a 5K run and a kid's race entitled the Berwyn Victory Run. May 15th is this year's run. Starting in Johnston Park, Berwyn's Secret park, which I wrote about recently and ending there as well it is a great opportunity to enjoy Berwyn, meet some of our neighbors, see some of our historic homes and get a little exercise as well. As the Berwyn Devon Business and Professional Association sponsors the kid's run I will be present handing out medals and letting people know about the Associations' recent introduction of merchant discount cards that allow

nick vandekar: Royal Tea House Berwyn - 03/19/10 04:03 PM
Trudy and Istopped by the Royal Tea House this afternoon in Berwyn and met the owner Eileen Hoban. What used to be the Berwyn Coffee Shop has been transformed into a tea lovers haven or even heaven. Multiple teas of all types, black, green, caffeinated, decaffeinated, fruit teas, herb teas etc. Every type of tea you want, and if you don't see the one you love let them know and they will get it in. Unlike a traditional coffee shop Royal Tea House is really aimed at having you buy your tea rather than just stopping by for a "quick cuppa"

nick vandekar: Opportunities for buyers in the gloom of short sales, foreclosure and bank owned properties - 03/11/10 05:26 AM
More and more people are not paying their mortgages. we are hearing more and more stories of a rising number of homeowners deciding to pay down or off credit cards before making a payment to their mortgage. Believing that the banks already inundated with foreclosures and short sales will not take action quickly many homeowners are choosing to hold off on a payment to get their other debts reduced. Hoping that baks will be willing to modify loans, and many banks won't modify or talk about modification till a homeowner is behind on payments, credit card debt is being reduced across

nick vandekar: Where does the balance lie in the new PAR Agreement of Sale? - 02/24/10 02:03 PM
How will the new Pennsylvania Agreement of Sale be viewed by agents, buyers and sellers. Where does the balance lie between buyer and seller? There have been some major changes and the agreement looks very different. One agent asked me while we were going over these changes in a class "Is this Agreement more in favor of the buyer?" My response was to ask how she viewed the current agreement. Many of those present agreed that the current, the 2005 version is very favorable to the buyer and leaves the seller without many teeth. I think going over this new agreement that several

nick vandekar: Wow! The whole room had their hands up. Not good news but reality. - 01/29/10 06:11 PM
I was at a seminar yesterday in Philadelphia where many of the agents were from the Main Line, Bucks, Chester, Delaware and Montgomery Counties as well as some from New Jersey where the speaker asked everyone present who knew someone who was behind on their mortgage payments to raise their hands. Wow! The whole room had their hands up. Seriously, I am not kidding, this roomfull of Realtors all knew someone who was behind on their mortgage payments. Last week I was talking with another realtor who knew several friends across the country who had not paid their mortgages for a year

nick vandekar: No greater love - 08/15/09 03:09 PM
We made a trip to Washington this last Monday. It was a beautiful day, bright sunshine, hot and the roads were light with traffic. It was a trip I had dreaded the previous five years to have to make. It was for a funeral at Arlington Cemetery. We all assembled close to the grave as the attendance was so large. For four years we wondered day in and day out whether we would be attending the funeral of our own son here. But last year he completed his enlistment in 2nd Recon Battalion based in Cam LeJeune, NC. His last tour
