Tredyffrin Township spraying for Mosquitoes

Thursday night 7/31/14 from 8.30 pm to midnight Tredyffrin Township is going to be spraying some areas of the township for mosquitoes. A mosquito with West Nile Virus was recently discovered in Downingtown and this may be the impetus for this action.
For more information and a map you can go to the Chester County website. This will be from trucks and not aerial spraying from helicopters or planes.

What you can learn from going to yard sales?
This post was inspired by Sharon Tara's post. Trudy and I love going to yard sales. You one never know what you are going to find and two what you will be able to buy even if you find something good.
For example, Trudy went out to a yard sale on Friday morning she saw advertised. Well there was nothing at the yard sale, but across the road sat two wicker chairs with a sign on them saying FREE. We both love FREE. Sometimes you have to look elsewhere. She walked up the … (37 comments)

nick vandekar: I need you to be present at every listing - 07/24/14 12:36 AM
I need you to be present at every listing.
When taking a listing, part of our job requires us to explain to sellers how each demand they make affects a buyer trying to see the house. As was commented in another post by Beth Atalay shoes off is common, and in our area we provide booties to wear over shoes when sellers request this because of new or freshly cleaned carpets.
But, there are several reasons why sellers request an agent to be present.
They want the agent to sell the buyers on any special features in the house. They believe their … (2 comments)

Charlestown Oaks, Chester County 2104 so far!
We have seen some good prices for homes sold this year in Charlestown Oaks in Charlestown Township, Chester County so far this year. After several years of depreciating or at best stable prices 2014 has seen several homes selling quickly and for strong prices.
Seven homes have sold priced between $335,000 and $368,000, only one of the seven homes had a seller concession of any real size, all the rest bar one had none. The two homes selling close to or above to $360,000 both had 2 car garages and were larger models. The … (0 comments)

nick vandekar: PA Supreme court makes very clear ruling on murder suicide disclosure - 07/22/14 05:48 AM
PA Supreme Court makes very clear ruling on murder suicide disclosure.
A very high profile case has made its way through the PA court system resulting in a very clear ruling on whether murder suicide needs to be disclosed as a material defect, which is NO, it does not.
The case Milliken v Jacono resulted when soon after moving in the buyers were told the house was the center of a highly publicized murder suicide by a neighbor.
After several rounds of the case moving through the courts and several appeals the case ended up in the Supreme Court, who were … (5 comments)

What does it mean to be a Main Line Realtor?
The Philadelphia Main Line is an area outside and west of the city of Philadelphia, it runs through parts of Montgomery, Delaware and Chester Counties. It is named because of the original train line that ran out of the city and some of the stations along the line are delightful. The Main Line has stretched over time, some older inhabitants would frown on areas that are referred to as being on the Main Line today, but newcomers know no difference.
The Main Line is a very affluent area, with many multi-million dollar … (5 comments)

nick vandekar: Apartment Rental In Devon, PA - 07/21/14 06:53 AM
It is often said in real estate what is important is location, location, location! This second and third floor apartment at 223 Poplar Avenue in Devon is certainly well located in the heart of Devon with an easy walk to either Devon or Strafford Stations.
It has hardwood floors throughout the second floor with carpets on the stairs and third floor. Recently updated, the kitchen has granite counters, and a stackable washer and dryer. The use of the rooms in this apartment are really up to you. One room has a built in closet, the others with the addition of a … (1 comments)

nick vandekar: How much longer? - 07/16/14 06:02 AM
How much longer?
How much longer you ask will interest rates remain steady? How long do I have before I truly, really have to buy a home before the rates knock me out completely? Well they rose about 1% since last year. Many homeowners already fear moving because they have refinanced and have a low interest rate, maybe in the 3% range right now and don't think they can get such a low rate again. Although there are options that will allow you to buy a home and get a 3.82% rate right now.
But why are you thinking … (2 comments)

nick vandekar: Do I need to disclose that? - 07/15/14 12:43 AM
In Pennsylvania all homes sold require a seller disclosure, including homes sold on Philadelphia's Main Line whether sold by a Realtor/Broker or a For Sale by Owner. As seen here in the preamble for the seller disclosure form a seller must disclose all known material defects that are not readily observable.
As you can see, even if you are an exempt Philadelphia Main Line home seller you are obligated to complete the form even if you have never occupied the property. There are a few instances that do not require a Seller Disclosure as noted below.
The form allows Not Applicable … (0 comments)

Five things to learn from Airbnb
This year we became Airbnb hosts. I heard about this site on the radio and mentioned it to Trudy. We had a room with it's own entrance and had been deciding what to with it. We ruled out renting it out long term due to the loss of privacy. But listening to the radio program I was intrigued and after mentioning it Trudy checked it out and hey presto we were hosts.
Things to note
The site is focused on consumers. it is a community It is easy to use. Writing … (2 comments)

nick vandekar: Changing shoes - 07/11/14 03:28 AM
Changing Shoes

Which pair of shoes would you prefer?
The ones on the left nice and clean or the ones on the right, well worn but dirty?
This is how buyers look at your Philadelphia Main Line house when you are selling.
You may feel it is clean, because it is well loved, but worn. They see that pair of shoes on the right. What they want to buy is the pair of shoes on the left. No matter how well staged the house is, if it is dirty you are putting yourself at a disadvantage.
So, when preparing your Philadelphia Main … (0 comments)

nick vandekar: The "Real World" vs Training, what you need to know. - 07/08/14 09:55 PM
I always forget how working out every day on a treadmill or elliptical is totally different to walking or running around the neighborhood roads or on a local trail. Although you think you are fit from that daily workout in air conditioned bliss, when you head out the door and hit the road or trail you find a completely different set of muscles that ache.
Well, it is the same when we head out from our offices on a listing appointment, or handle a negotiation. We can have role played and explored different scenarios, but it is only when you actually do it … (1 comments)

nick vandekar: What can you buy for $300,000 in T/E School district? - 07/07/14 02:17 AM
T/E school district is one of the most desirable locations along the Main Line, and it is hard for first time buyers to find homes in the two townships at affordable prices, but not impossible if you are willing to accept what you might get for your budget.
At the moment at the beginning of July there are 37 homes for sale priced between $200,000 and $300,000. Many of these homes are two bedroom homes being apartments and just a few are either twins or single family homes mostly at the upper end of the price range. In fact one of … (1 comments)

Chesterbrook in Tredyffrin Township is a multi unit development including single family homes, town homes, apartments and condos. Divided into different sub-developments some town homes are held in condominium associations.
The market for homes in Chesterbrook is usually brisk, as its location with easy access to Route 202 both North and South allows you to reach King of Prussia or Wilmington quickly and even Center City if the Schuylkill Expressway cooperates.
In the last thirty days 12 homes were listed for sale, bringing active listings to a total of twenty eight homes ranging in price from $160,000 to $415,000, six of … (0 comments)

nick vandekar: Negotiation is the name of the game - 06/26/14 05:53 AM

Selling a Philadelphia main Line home has now become a multi round game of negotiation.
1) Agreement of sale
2) Inspections
3) Appraiser
4) Walk thru prior to settlement
For those who think a buyers agent does nothing you as a buyer cannot accomplish on your own remember as a buyer you are emotionally invested and sometimes to negotiate well you need to be calm, cool and relaxed. You focus on your goals alone while a good buyer's agent will dig to discover what the sellers goals might also be so that both sides reach settlement achieving most if not … (2 comments)

nick vandekar: Forgotten parks, one of the benefits of Tredyffrin Township - 06/23/14 05:06 AM

Right behind our office in Devon PA is this great little Tredyffrin Township Park. Many may not even know it is there. It used to belong to the Italian American Club located nearby, but was purchased some time ago by the township and now provides some green space in a fairly built up area, right behind Devon BMW a place of  quiet where you can stop for a few minutes and relax and enjoy the trees and the grass.
There is also a couple of places nearby you can stop for coffee and a sandwich on Berkely, Pour Richard's Coffee Co. … (3 comments)

nick vandekar: Exactly how much money do you need to buy a house? - 06/10/14 04:42 AM
I have over the last year had several frustrated clients who have been confused by how much money they need to buy a house. They see signs, and adverts saying "Only 3.5% down needed". But in fact it is always more.
There are several additional add on costs to that 3.5% down that are needed.
1) Title Insurance - the mortgage company is going to insist that their interest is insured and you may choose to insure your own interest as well. The amount in PA is set by the state and depends on the price of the home and the mortgage.
