nick vandekar: Buying a home. Your biggest purchase, but is it? - 10/16/13 06:34 AM
Buying a home along the Main Line and throughout the country, or selling a home is often referred to as being one of the largest personal transactions most individuals will handle. I was a reading an article this week and it challenged this assumption on the grounds that when you buy a home there are actually TWO transactions and the home is often not the largest.
Well, I got to thinking about this and before long decided the writer was wrong in their choice of words, in that when you buy a home there are many more than two purchases. I … (1 comments)

nick vandekar: No, but I know a man or woman who can! - 10/16/13 06:09 AM
A few years ago, I remember an advertising campaign which went along the lines of a consumer asking someone if they can install floors, or carpet, fix a leak or their car etc. The answer was always the same, "No, but I know a man who can."
Last week some clients settled on a home along the Main Line in Bryn Mawr, and at settlement I reminded them if they needed any contractors, give me a call as I have a list of local contractors who cover most clients needs, be it electrical, plumbing, heating, air conditioning, flooring, windows, landscapers or contractors etc.

nick vandekar: Old Forge Crossing tightens up investor ownership ratios - 09/12/13 02:39 AM
Over the years Old Forge Crossing has been relatively lenient towards investors, allowing owners who got transferred through work to rent their units easily. With the donwturn in the husing market and the need for condo complexes to be FHA approved, the levels of investor ownership has become a issue not just at Old Forge Crossing but at several local townhome and condo developments.
At the moment the ownership by investors in Old Forge Crossing is 38% and has never exceeded 40% however a recent change in the by laws will prevent the ratio of homeowners to investors going above 50%. So whilst … (1 comments)

nick vandekar: Why a home seller should buy a home warranty - 07/11/13 03:36 AM
Why should a home seller consider having a home warranty?
There are several reasons, and you can see some of them on the interview below with Nick Kiniry our insurance manager at Long & Foster in Devon. On the Main Line we have a lot of older homes with older systems so as a seller from when you list you can have your home covered so if one of these systems fails whilst the home is listed for a small deductible or trade fee as it is often referred to the system can be repaired or replaced.
Homes for sale with a … (1 comments)

nick vandekar: "Just who are you representing?" - 06/17/13 03:26 AM
I received the phone call during the evening late in the week, the day I had listed a home for sale. A local Realtor making an inquiry on a new listing. After a few non-important questions, more designed to let me know who he was and how knowledgeable he was we got to the meat and reason for the call.
"Why are you offering a reduced commission?"
"I am not offering a reduced commission, I am representing my client and offering what they want and have instructed me to offer buyers agents and as there is no set commission what I am … (2 comments)

nick vandekar: A win for the good guys - 06/14/13 02:43 AM
Point of sale inspections before settlements is a big issue in our area with many of the municipalities, we have 283 in our area that our government affairs directors at Suburban Realtors Alliance deal with on a daily basis. Many of these municipalities do not know of or understand the details of the PA Municipal Code and Ordinance Act which requires them to issue Temporary U & O Certificates and whilst it allows them to request deposits into escrows the act allows for some large penalties if the homeowners do not complete the required work within the 18 months the act requires … (2 comments)

nick vandekar: Making a successful bid on a home - 05/20/13 12:27 AM
The difference between the market last year and this is like chalk and cheese on Philadelphia's Main Line. Last year, sellers worshiped the ground a buyer walked on, and a buyer could make the most outrageous requests and they would be granted by sellers happy to have a willing and able buyer.
Today, not so much. Today, there are multiple offers on homes within days of them coming on the market and sometimes within hours. So how do you make a winning bid on one of these homes?
There are several ways, put your self in the shoes of the seller … (0 comments)

nick vandekar: This doesn't make sense! - 04/07/13 06:21 AM
An estate is selling a home, price is agreed at $80,000, the township has a point of sale ordinance and after inspection insists the estate which has no cash available make $9000 in repairs, to sidewalks, etc, township refuses to issue a temporary use and occupancy certificate to buyer and insists all work is completed before they will issue a use and occupancy certificate. Buyer walks and estate is now stuck with a home they cannot sell. This is actually illegal in Pennsylvania, but many Main Line and surrounding area township ordinances are in breach of state law, state law says that … (1 comments)

nick vandekar: Now is the time to be a seller! - 03/22/13 12:55 AM
With the record low inventories compared to the last few years, whilst now is a frustrating time to be a home buyer, it is a wonderful time to be a seller.
Homes are selling quickly at all price points, buyers are motivated to act as they are aware of the lack of inventory and finding the right home, so when they do see something that meets their needs they are not hesitating and they are taking action, making offers acceptable to sellers and getting the homes under contract quickly.

So, now is a wonderful time to be a seller. Whilst … (1 comments)

nick vandekar: The Market has turned, I can ask what I like right? Let's discuss that - 03/20/13 03:55 AM

Getting a home sold and to settlement for the highest price the market will bear is not always about asking the highest price you can.
There is always this picture of sellers fighting with their listing and potential listing agents over price. The seller wants $xxx, xxx and the agent is shown as wanting to price the home at less than this price. The price a home sells for has nothing to do with what a homeowner paid for the house, what he spent upgrading it or what the neighbors house sold for, or how much the seller needs to buy … (1 comments)

nick vandekar: Whose on your team? - 03/13/13 02:29 AM
Being a Realtor is being part of a team. We work with many people to help make a transaction reach settlement, our clients firstly but also these include contractors, inspectors, mortgage providers, title providers, insurance agents, the agent on the other side of the transaction plus all the people in the background from secretaries to township inspectors for Use and Occupancy certificates. It is building relationships with all these people that enables a transaction to close smoothly and on time.
We just had our office awards ceremony and I was not expecting to receive any awards this past year as we have … (1 comments)

nick vandekar: Chesterbrook properties selling quickly - 03/11/13 04:55 AM
In the past few weeks I have posted several blogs about the lack of inventory and how this is affecting the housing market and pace of homes going under agreement in our local Philadelphia Main Line Market and surrounding communities. Chesterbrook is one of those communities being about 30 years old and well located in Tredyffrin Township it has single family homes, townhomes and apartments. Chesterbrook homes carry a Wayne address although as stated they are in Tredyffrin Township and part of the Tredyffrin Easttown School District.

Recently the townhomes have been selling at a very fast clip, with many homes … (0 comments)

nick vandekar: 12 Questions to ask your potential buyers agent? - 02/28/13 05:35 AM
Many buyers today are missing the benefits of working with a professional real estate agent, preferring to search the internet and visit Open Houses to see homes on their own. Possibly there is a mis-conception that using the listing agent will save them money because of reduced commissions when they find the home of their dreams and make an offer. However, the listing contract signed by the seller long before these buyers appeared specifies what commissions will be paid even when the listing agent is used in a dual agency situation and it generally saves the buyer nothing.
Before buyer agency, some brokerages … (5 comments)
