nick vandekar: Historic Chester County property right in Berwyn - 10/08/12 08:07 AM

Upper Stream Farm in Berwyn is a unique and historic property built on four point eight acres out of five hundred acres originally owned by William Penn and deeded to William Mordant in 1681. On the property is the oldest bank barn in Chester County. We got the chance to tour the property today with the listing agent and get some shots of this fabulous barn. The property is zoned commercial so there are some great uses this property can be put to, maybe an antique store, or a destination wedding location, the property has its on pub located in … (0 comments)

nick vandekar: Chester county Barn - 10/07/12 04:02 AM
This barn sits next to a property in Chester County built in 1771, that is before the Declaration of Independence. Was the barn built then? Not sure if it is that old, but certainly nice to see.

nick vandekar: Am I allowed an opinion and can I share it? - 09/19/12 05:43 AM
Social Media encourages people to share their opinions, we have all read how consumers share what they think about company A or B, or Product x, y and z and how that influences others.
Many real estate sites show properties, Trulia allows agents to check in to properties, allowing consumers to know they have seen plenty of properties and know their neighborhood and share these check ins on Facebook and Twitter. In checking in they can leave a comment. Should we? Does it cross a boundary ethically, or under the Realtor Code of Ethics.

What comments can you leave? How … (1 comments)

nick vandekar: Buying a home? Stop before you choose an agent to represent you? - 09/17/12 04:45 AM
One of the hardest and most important things for buyers is choosing a real estate agent.  Hard because you need to do a little background work. For most agents you can find recommendations or references if you do some looking around on the internet, Trulia and Zillow carry comments by past clients, check both as it is hard sometimes for agents to get clients to comment on both. Also check out the agents own website and see if they have a page, video or comments by past clients.
Ask friends, family and co-workers who they have used and why they liked … (0 comments)

nick vandekar: Exorcism helps home to sell! - 09/13/12 05:55 AM

I recently had a client bury a St Joseph to help their home sell, did it work, yes, we got the home under contract shortly after she buried the figure and it went through to settlement.
Today I was reading a similar story on a Zillow blog but in addition it mentioned a relocation company using an exorcism to address the issue of the local agents and neighborhood feeling the house was haunted. I know we prayed at the home of one client who also had problems with noises in the house late at night and in the attic rooms, after … (1 comments)

nick vandekar: How varied was your week? - 09/06/12 06:02 AM
One of the things I love about real estate on Philadelphia's Main Line is how varied your week can be. It allows you to be flexible with your time and how different each day can be. As long as you schedule your time correctly you can always make those important family appointments.
Yes, there are some "customers" who cannot wait and will call another agent to show them a property, but you probably don't want to work with them anyway because they don't value you or your knowledge that you bring to the process. However, it works both ways, there are days … (0 comments)

nick vandekar: No home is ever perfect! Don't let it hold you back. - 08/21/12 06:58 AM
No home is ever perfect! Today many buyers are searching for the perfect home, and holding off till they find it. Don't let it hold you back, because no home is ever perfect what ever the cost. Almost every multi-millionaire movie star or football player who buys a home for millions of dollars tears it apart making it just how they want it. If anyone can afford the perfect home it is these buyers and still they make changes because no home is ever perfect.

Even buyers of new construction custom homes often make changes once they live in a home … (2 comments)

nick vandekar: Old Forge Crossing sales this year tell a story - 08/14/12 01:01 AM
Old Forge Crossing sales so far this year stand at twelve, one of these a one bedroom unit is a pending sale, nine are for one bedroom or one bedroom with a den units, one is a two bedroom unit and one is a two bedroom townhome with two and a half baths on two floors. These sales tell a story of owners who have bought at high prices and todays buyers looking for bargains.
Like elsewhere in Chester County, prices have been under pressure, especially condominiums. Last year there were few sales as buyers needing FHA financing could not obtain … (0 comments)

nick vandekar: Will oil heating affect the price of homes? - 08/10/12 05:39 AM
As we are getting ready to lock in (or not) for heating oil prices for the coming winter season, the question comes to mind: Does heating on oil effect the list price or sale price of a house?

In my own experience as a realtor it hasn't thus far. I wonder how high oil prices would have to go to have a negative effect on the price of a house.
It certainly is a very common question for a buyer to ask what the utility bills are on a property they are interested in.
My projection or prediction is that … (0 comments)

nick vandekar: Philadelphia Main Line Home Prices - 08/01/12 12:32 AM
Philadelphia Main Line Home Prices among different townships for single family homes. Using sales data from our Multiple Listing Service I have calculated net prices for homes sold in the second quarter of 2012, that is selling price less any seller concessions shown and from the tax records used the square feet of each home to calculate the square foot price average for each township.

Obviously where there are few homes selling this can impact the price per square feet if a home sells for more or less, but where the data has a good number of homes selling, … (0 comments)

nick vandekar: Radnor Home Prices reflect rebounding homes market - 07/24/12 05:29 AM
Last week I stopped by a wonderful home on South Wayne Avenue in Wayne priced at $1.4 million, it had just come on the market and had a beautiful swimming pool and good size rooms. I noticed it is already under contract, which does not surprise me as I thought it was really well priced for a walk to Wayne location and for the quality of the home.
I recently ran the numbers for Radnor sales for last quarter to see what is happening. Price per square foot has risen on sales of 80 single family homes that have square feet … (0 comments)

nick vandekar: If your existing mortgage is an FHA loan - 07/19/12 06:40 AM
Recent changes could lower your monthly payment Effective June 11 2012 the Federal Housing Administration (FHA) is lowering their mortgage insurance premiums for qualified customers who meet certain criteria. Lowering the insurance costs means a reduction in the monthly mortgage payment for many customers with FHA loans that are refinanced. The Details:Mortgage insurance is required for most FHA loan products. There are two mortgage insurance premiums (MIP) required - upfront and annual. This refinance opportunity is due to FHA reducing both insurance premiums for existing qualified FHA customers who meet specific criteria including:Your FHA loan was endorsed (insured) on or before May 31 2009, … (2 comments)

nick vandekar: Main Line Realtor teams up with local preschool to help clients - 06/29/12 12:16 AM
Local Main Line Realtor Nick Vandekar of Long & Foster Real Estate, Inc., today announced he is teaming up with Chesterbrook Academy in Wayne to help clients when they need somewhere to leave their children whilst searching for homes.

Often whilst out hunting for houses, clients who are relocating have their children with them and need somewhere safe to leave them if they don't have family in the area. Buying a home, said Vandekar, is often stressful, and trying to keep children entertained and motivated during the process for a parent can be very hard and distracting. I remember trying … (1 comments)

nick vandekar: Malvern home gets a different approach - 06/28/12 05:24 AM
About three weeks ago welisted a nice Malvern single family home for sale at $285,000, after three weeks on the market, after a discussion with our owner we have adjusted the price to $279,000.

A nice flat shaded yard with plenty of space for kids to run and play, a good sized deck for entertaining or sitting quietly at the end of the day enjoying the cool of the late afternoon with a glass of iced tea or something stronger.
Downtown Malvern and Paoli are only minutes away for shopping, trains and restaurants. Greentree Park is a short walk along … (0 comments)

nick vandekar: Tired of the stock market? Is real estate an alternative? - 06/21/12 12:13 AM
Many smaller, private investors find it harder and harder to make decent returns on the stock market, competing with computer trading and big funds. If you are finding this an issue, investing in alternative markets might be a good strategy. Real Estate as an investment has been an alternative for a long time, the bubble bursting over the previous years took a lot of air out of the market and like the stock market investors learnt prices can go down as well as up.
However, some of the first buyers into the market when they thought it had reached bottom have … (4 comments)

nick vandekar: New Listing in Malvern, PA close to Greentree Park - 06/09/12 05:53 AM
The old adage location, location, location applies well to this single family home in a wonderful neighborhood close to Greentree Park. Sidewalks, trees, quiet street, flat yards and all one could hope for in a home. 1955 homes were often built as split levels, as they provided extra space for those starting families and allowed maximum use of the available space for the home. Entering this home through the newer front door into the living room, you see the expanse of hardwood floors, crown molding and large bay window giving plenty of light through into the dining room and open plan … (0 comments)

nick vandekar: Pennsylvania shares the Wawa experience - 05/30/12 06:27 AM

When I moved to Pennsylvania over twenty years ago I had never heard of Wawa, or the hoagie. The hoagie was my introduction to Wawa, known as a sub in other places, a baguette in Europe and various other names elsewhere, it was reliable as a place for a quick but fresh lunch. Whilst it is not my first choice for a hoagie as I do prefer my bread to be a little crunchy like a baguette, but since beginning to eat vegetarian for health reasons last year I have discovered that Wawa has several veggie options for sandwiches, including … (0 comments)

nick vandekar: A rose in Berwyn, PA - 05/24/12 07:39 AM

We got this rose as a gift, it was in a small pot intended to be displayed inside. Well like all good gardeners, Trudy decided it needed the great outdoors. We have done nothing to coddle it, it had to styand on its own, and this morning it just looked glorious.

nick vandekar: First time buyers find success with a VA loan in Exton Station - 05/21/12 07:12 AM

First time buyers Jason and Dana outside their new home they purchased and settled on this last Friday in Exton Station. Jason a Navy Veteran used a VA loan, provided through Prosperity Mortgage to purchase the home. VA loans have many benefits for buyers who qualify, allowing them to obtain a 100% loan, with no mortgage insurance premiums, and if the Veteran has any disability rating even as low as 10% the funding fee can be waived which is a significant saving. It also allows some seller assistance as well which can be helpful for young buyers purchasing their first … (2 comments)
