nick vandekar: What can you buy for $300,000 in T/E School district? - 07/07/14 02:17 AM
T/E school district is one of the most desirable locations along the Main Line, and it is hard for first time buyers to find homes in the two townships at affordable prices, but not impossible if you are willing to accept what you might get for your budget.
At the moment at the beginning of July there are 37 homes for sale priced between $200,000 and $300,000. Many of these homes are two bedroom homes being apartments and just a few are either twins or single family homes mostly at the upper end of the price range. In fact one of … (1 comments)

Chesterbrook in Tredyffrin Township is a multi unit development including single family homes, town homes, apartments and condos. Divided into different sub-developments some town homes are held in condominium associations.
The market for homes in Chesterbrook is usually brisk, as its location with easy access to Route 202 both North and South allows you to reach King of Prussia or Wilmington quickly and even Center City if the Schuylkill Expressway cooperates.
In the last thirty days 12 homes were listed for sale, bringing active listings to a total of twenty eight homes ranging in price from $160,000 to $415,000, six of … (0 comments)

nick vandekar: Negotiation is the name of the game - 06/26/14 05:53 AM

Selling a Philadelphia main Line home has now become a multi round game of negotiation.
1) Agreement of sale
2) Inspections
3) Appraiser
4) Walk thru prior to settlement

For those who think a buyers agent does nothing you as a buyer cannot accomplish on your own remember as a buyer you are emotionally invested and sometimes to negotiate well you need to be calm, cool and relaxed. You focus on your goals alone while a good buyer's agent will dig to discover what the sellers goals might also be so that both sides reach settlement achieving most if not … (2 comments)

nick vandekar: Forgotten parks, one of the benefits of Tredyffrin Township - 06/23/14 05:06 AM

Right behind our office in Devon PA is this great little Tredyffrin Township Park. Many may not even know it is there. It used to belong to the Italian American Club located nearby, but was purchased some time ago by the township and now provides some green space in a fairly built up area, right behind Devon BMW a place of  quiet where you can stop for a few minutes and relax and enjoy the trees and the grass.
There is also a couple of places nearby you can stop for coffee and a sandwich on Berkely, Pour Richard's Coffee Co. … (3 comments)

nick vandekar: Exactly how much money do you need to buy a house? - 06/10/14 04:42 AM
I have over the last year had several frustrated clients who have been confused by how much money they need to buy a house. They see signs, and adverts saying "Only 3.5% down needed". But in fact it is always more.
There are several additional add on costs to that 3.5% down that are needed.
1) Title Insurance - the mortgage company is going to insist that their interest is insured and you may choose to insure your own interest as well. The amount in PA is set by the state and depends on the price of the home and the mortgage.

nick vandekar: Main Line Living - Chanticleer Garden worth a visit - 05/30/14 07:50 AM
People clamor to live on Philadelphia's Main Line, and Wayne in Radnor Township is one of their favorite places with the Victorian Homes and walkable side streets. But what used to be a well hidden secret no longer is, Chanticleer Garden. Overlooked for a long time as people travelled through the area to Longwood Gardens, it has now come into its own. These gardens are one of our favorite and well worth a visit. Friday evening you can even bring a picnic and a bottle of wine to enjoy, but any time a visit is worth it.
We find inspiration for … (0 comments)

nick vandekar: Malvern Boro fastest growing community in Chester County - 05/29/14 10:36 PM

The recent release of numbers from the census bureau show the fastest growing townships in Chester County between July 2012 to July 2013.

Malvern Boro is a delightful place to live and the building of apartments on King Street may very well account for the large increase in population. It has a great small town/village atmosphere and is surrounded by Willistown Township and Charleston Township both of which carry the Malvern mailing address and are part of the Great Valley School district. It is also the site of The Paoli Massacre Monument in the Revolutionary War which became a … (1 comments)

nick vandekar: But the seller said... - 05/24/14 04:09 AM
Regardless of what a seller or buyer says during negotiations, viewings of a property or anything else relating to the sale of real property it needs to be put in writing. Our Pennsylvania standard form agreement of sale even says this within the contract.
So however nice that little old couple is, "GET IT IN WRITING".

When there is a problem, the contract is what everyone, buyers, sellers, brokers, agents and eventually attorneys and judge will look at to see what it says. If it is not in writing, you are not going to win.
So ALWAYS, get everything agreed … (1 comments)

nick vandekar: How healthy is your home? - 05/19/14 09:52 PM

We all strive to be fit and healthy. We work out, play sports, encourage our kids to be active and try to set examples for them. But when was the last time you checked your house for how healthy it was for you and your family.
When we buy a home we use a home inspector, to give us a snap shot of the home on that day. We may test for Radon, Termites usually, but if it was clear did you ever think to get a re-test, rarely test for Lead Paint, and unless there is an obvious issue … (1 comments)

nick vandekar: So many advantages - 05/08/14 01:47 AM
How can you improve your chances of buying a home especially when there are so many multiple offer situations?
Paying Cash, waiver of contingencies, mortgage pre-approval but what if you could actually not just have a pre-approval but an actual commitment when you go house hunting?
Prosperity Home Mortgage is offering buyers the Buyer Advantage. It takes about 7-10 days and you end up as a buyer with an actual commitment with a Commitment Letter putting you in a stronger position than a buyer who only has a pre-approval.
The Prosperity Buyer Advantage is complimentary, there is no additional cost to … (0 comments)

nick vandekar: Should you or shouldn't you? - 04/28/14 06:46 AM
It is always a point of discussion as to whether you should hold an open house or not when selling your home? In this video, Nick Vandekar, Selling the Main Line, with Long & Foster Real Estate in Devon discusses his viewpoint.

This opinion relates to regular home sales and not necessarily the entire luxury home market where an open house hosted correctly can still be very effective.
What do you think? Should you or shouldn't you have an Open House?

nick vandekar: As a buyer or seller do you understand the data? - 03/28/14 12:38 AM
One of the issues many real estate agents complain about is the online valuations many buyers and sellers find, be it Zillow or Trulia or elsewhere. However, our job as a real estate expert is to help with the interpretation of the reams of data buyers and sellers are finding online today.
The internet is a great tool, but sometimes, it gives you too many results for a search term and the answers are overwhelming. Also, you may have to dig down many pages to find the best answer, not always is what is on the first results page the best information.
