The difference between the market last year and this is like chalk and cheese on Philadelphia's Main Line. Last year, sellers worshiped the ground a buyer walked on, and a buyer could make the most outrageous requests and they would be granted by sellers happy to have a willing and able buyer.

An estate is selling a home, price is agreed at $80,000, the township has a point of sale ordinance and after inspection insists the estate which has no cash available make $9000 in repairs, to sidewalks, etc, township refuses to issue a temporary use and occupancy certificate to buyer and insists all work is completed before they will issue a use and occupancy certificate. Buyer walks and estate is now stuck with a home they cannot sell. This is actually illegal in Pennsylvania, but many Main Line and surrounding area township ordinances are in breach of state law, state law says that … (1 comments)

With the record low inventories compared to the last few years, whilst now is a frustrating time to be a home buyer, it is a wonderful time to be a seller.
Homes are selling quickly at all price points, buyers are motivated to act as they are aware of the lack of inventory and finding the right home, so when they do see something that meets their needs they are not hesitating and they are taking action, making offers acceptable to sellers and getting the homes under contract quickly.

Getting a home sold and to settlement for the highest price the market will bear is not always about asking the highest price you can.
There is always this picture of sellers fighting with their listing and potential listing agents over price. The seller wants $xxx,xxx and the agent is shown as wanting to price the home at less than this price. In the past few weeks I have posted several blogs about the lack of inventory and how this is affecting the housing market and pace of homes going under agreement in our local Philadelphia Main Line Market and surrounding communities. Chesterbrook is one of those communities being about 30 years old and well located in Tredyffrin Township it has single family homes, townhomes and apartments. In Easttown Township the Greens at Waynesboro is a deisrable residential development next to Waynesborough Golf Club, originally built by Toll Brothers and located just off Route 252 with a Berwyn postal address it is convenient for access to Newtown Square or Paoli. It is close the Episcopal School campus built a few years ago although it lies in the Tredyffrin Easttown School District.

As of today Monday February 11 there are twenty homes showing as available, under offer or pending sale. Nine homes settled during Janaury, most for close to the last list price, although maybe not the original asking price for the home.

In the last week we have seen an uptick in sales in Old Forge Crossing, eight homes show as either being active or pending. Of these four are pending sales, two one bedroom units and two two bedroom units. For sale there is one one bedroom T shape unit on the second floor with no balcony, priced at $137,700. After mentioning the lack of inventory in the housing market for the past few weeks, Chesterbrook has seen a definite uptick in activity. Mark Zandi of Moody's spoke yesterday at the Suburban West Realtors Association installation of its new board of directors and Chair, Kathy McQuilken.Overall he was pretty confident about the economy and the housing market in general.

I looked up the mls for real estate activity in last six months. This is what I found :
There are 2 active listings The highest list price is $569,900 and lowest list price is $535,000.
There is 1 home pending settlement.
There were 2 homes that sold in last six months.
The highest sale price was $645,000 with a $2,000 seller assist and lowest list price was $445,000 with a $4661 seller assist. these were marketed for an average of 42 days.

As mentioned in several recent posts, the local market is suffering from a lack of inventory. In Chester County the inventory absorption rate has dropped to just over six months, implying if no more homes came on the market, every home currently on the market would take just over six months to sell. Whilst this is unrealistic it does indicate compared to last year when the rate was well above fourteen months how the market has changed.
