I couldn't put it off any longer.
The pool vacuum had slowed to a crawl over the past few weeks before finally giving up the ghost entirely.  My inner voice tried on numerous occasions to tell me to address the issue, but all I heard was Charlie Brown's school teacher.  Utterly incomprehensible to my current frame of mind.  So I put it off.  With my job tugging at my leg, the kids clamoring for an open house and my wife out in the garage with the door down and the engine running, I was a negligent pool owner.

While your neighbors continue to lament the general "slump" in the local Scottsdale Real Estate market, I'll let you in on a little secret.  It's a better time to move up than it was two years ago.  I repeat, it's a better time to move up than it was when the market was "booming."

My life is a mess, and that's a good thing.
Sitting in my home office on a slow Tuesday morning, I am safe in the eye of a hurricane.  My wife has taken my two year old on his latest Busy Bees Adventure.  They are visiting a fire station today.  My nearly 8 month old is sleeping semi-peacefully in the other room.  I am left to survey the carnage.
Taking a quick stroll through my castle, it appears that someone left the drawbridge down.  I have been stormed not by angry peasants, but mirthful midgets.

Let's face it, folks, the Real Estate business has gotten a lot tougher here in Scottsdale in the last year or so.  The number of listings is up.  The number of buyers is down.  Mortgage guidelines have tightened to make obtaining financing more challenging.  With the flood of recent licensees who joined the ranks of Realtors in the last few years to capitalize on the seismic boom of 2004-2006, many are left to wonder, "Now what?"

In this challenging market, there is no shortage of horror stories.  Homeowners falling behind on payments who can't refinance because the home is not worth what they paid for it a year ago.  Adjustable rate mortgages chasing monthly payment affordability out of reach for others.  Foreclosures are up.  Mortgage fraud is splashed all over the papers.  Realtors and lenders fleeing the business with hair on fire.
Well, I for one, am here to stay.

Jim Morrison would have made a great Real Estate analyst.  For all of his poetic musings, the iconic frontman for The Doors would be wonderful for bylines and sound bytes in today's media.   Open up any paper, turn on any station, and you are likely to encounter more battering of the Real Estate industry.  I can't tune to MSNBC or C-SPAN without half expecting to see the network anchors take to the air wearing sandwich boards admonishing that "The End Is Near!"

I was out reviewing the competition for one of my listings in South Scottsdale yesterday.  An agent had shown my listing recently, and provided some interesting feedback.  My property was in contention with two others (oldest negotiating ploy in the book!), and in her eyes, we came up lacking in value comparison.  Naturally, I requested the property addresses, and went to see these two jewels for myself.  They were not properties that I had previously considered in my original analysis.  One turned out to be a considerably smaller property that was listed as a 4 bedroom home.  Nevermind that the 4th … (28 comments)

A client of mine just cost the Vice President of Sales for a major homebuilder his job.  Actually, the VP cost himself the job.
Let me take you back for a bit of history on this particular transaction.  After ample due diligence on the community and the home builder, we signed up for a new build in Queen Creek, AZ in January.  My clients passed on a minor preferred lender financing incentive in favor of an institution that could provide an extended rate lock (Wells Fargo).  Thus began the contentious transaction that was to ensue.

Had an interesting conversation with a fellow agent in my office the other day.  He mentioned something that I had noticed, but not really thought too much about.  Why aren't sellers calling and screaming for their offers right now? 
This particular associate has been in Real Estate for a long time.  He was in the business when interest rates flirted with 20% in the late 80s.  He was around for the stagflation of the 70s.  In short, he's been around.
