fsbo: Going alone or hiring help, is it worth it? - 03/22/11 06:38 PM

Every day I see how many people try to sell their home on their own as a FSBO “For Sale by Owner” and I have to wonder, why?  Then it hit me, mainly because I was sitting here trying to do my taxes by myself. (Also not a wise move)
How do I know it wasn’t a wise move? Well, unlike real estate, I got a do-over, a second chance, a mulligan. I decided to take my taxes to a professional because as I was looking over all the new tax laws, even since last year, and I thought, I … (14 comments)

fsbo: I’m selling my home “For Sale by Owner” why do you agents keep calling? - 01/18/10 03:30 AM
I’m selling my home “For Sale by Owner” why do youagentskeep calling? That is the question I get most often when I call someone who is trying to sell their home on their own. But, let me tell you a little secret, there are three types of agents that will be calling. Ones that tell you upfront why they are calling and others that will also be honest, but are looking to get to the real goal in another way, and the third who isn’t interested in your listing at all, but if they get it, they get it.

The first kind of … (46 comments)

fsbo: Your house hasn’t burned down has it? - 12/07/08 04:28 AM
This is how the conversation went with a FSBO I met yesterday after he asked, "Why on Earth would I need an agent? I can do this on my own. You are just a glorified paper pusher that gets six percent for doing it."
Me:  "Your house hasn't burned down has it?"
Mr. Seller said, "No, why does that matter?"
Me: "You can put out a fire, can't you? Then why do you need fireman to come over? You have homeowners insurance to cover the home if you make a mistake and can't save the home, right? So, of course, since you are taking … (16 comments)

fsbo: Do your homework and you may get a reward - 11/18/08 04:50 AM
Nothing upsets me more than when I see an expired listing that only expired because it had a lazy agent involved. I had one of those experiences, but I have to say that lazy agent made me look like a rock star to this seller.
You see this home had been on the market for six months with another agent and that agent just couldn't sell it. It only had one picture on the MLS, she didn't do her homework on the property, and she was missing one big selling point about this property that made it a slam dunk for me … (85 comments)

fsbo: Friends don’t let friends sell “For Sale by Owner” - 09/04/08 06:23 PM
This last weekend, I got a call from a friend (Past Client) that was concerned about one of their friends. Their friend wanted to list their home For Sale by Owner. My friend couldn't believe that they would want to do that and wanted to know what they should say to them to get them to list with me.
The conversations went like this:
Friend:  Todd, I need you to help me! I have a friend who wants to list their home for sale by owner, but this friend is someone who didn't even want us to post a picture of their child on … (56 comments)

fsbo: Sometimes helping family gives you new perspective - 08/25/08 02:19 AM
Seeing my mom cry has giving me a new perspective on real estate and why it is so important to hire a real estate professional to help you through the process of buying and selling a home.
You see, my parents were in a situation that they would never move from their house that they have lived in for the past 30 years. But, three weeks ago, they were thrown the opportunity to buy a property that my grandfather built that appraises for $700,000 for only $250,000. This property is an amazing property that overlooks the river from the deck.
However, the process … (15 comments)

fsbo: I was sent another referral yesterday, but I’m worried about him already - 08/04/08 01:54 AM
Yesterday I was sent a referral from a mortgage broker that I met through another agent in another state, but this referral has me worried. This potential client had already been pre-approved and was already somewhat actively looking when I first talked to him.
He said he had found a place that he liked. I happened to be next door to it at a friend's house and said if he wanted to see it, I would wait here for him. He showed up, loved it and was ready to put in an offer until he found out the HOA dues. Not a … (11 comments)

fsbo: For Sale by Owner (Who the hell are you?) - 07/01/08 03:30 AM
I love talking to FSBO (For Sale by Owner) people. They are some of the most intelligent and well meaning people I've ever met. They usually are just trying to save a dollar, not realizing that they can cost themselves thousands by not using an agent.
But, this FSBO wasn't that at all. This FSBO was ignorant, abusive, and darn right rude toward me as an agent. In my career, I've only had one other situation like this. But, this time was different, he wanted me to go away and wanted me to go away fast!
Something wasn't quite right here and I … (23 comments)

fsbo: How much do you charge to clean up someone else’s mess? - 05/03/08 11:38 AM
Today, I was asked by a friend to help out his buddy, who decided to by a house from a FSBO without representation. He said his friend didn't know about using a real estate agent and that the seller could help pay for the agents services, if the seller agreed.
The seller is willing to pay for me if the buyer is willing to raise the price of the house by that much. The buyer is willing to do it if I agree to a lower commission that I would normally charge when helping a buyer .75% to be exact. Well, here … (46 comments)

fsbo: Are we marketing to the right people? - 02/17/08 07:23 AM
Today I was talking to another agent and she said she has been having great success with those annoying e-flyers that we see in our inboxes everyday. Personally, I hate them and delete them before I even look at the house in the picture.
I asked how many agents actually read those flyers. She said, "Very few, but that isn't my market that I send the most to". I was intrigued by this and asked, "Then who do you send these to?" She said, "I send them to my sphere, my client database, and every mortgage broker in town that I have an … (16 comments)

fsbo: Beaverton Oregon Real Estate: Selling For Sale by Owner – Save the commission “Hire the Right Agent” - 05/10/07 03:15 AM
Are you selling your home "For Sale by Owner"  (FSBO) because you don't want to pay a Realtor® a commission? I personally don't have a problem with that! How many agents change their own oil or do their own websites, just to avoid paying someone else to do it?
I can show you how hiring me as your agent will make you enough extra to pay for my services, but also give you an additional $50,000 or more! The reason I can say this is because I can show an owner how to sell their home with owner financing. I can find … (0 comments)

fsbo: Beaverton Oregon Real Estate: Don't lose your equity in your home by waiting for a letter from your lender (Avoid Foreclosure) - 04/21/07 05:34 PM

One of the ways people get into trouble and lose so much money is they wait to long before seeking help with the sale of their home. If you know you are starting to get into trouble with your payments, this is the time to call an experienced agent that can help you avoid a possible foreclosure.
The reason waiting to long can cost so many home owners most, if not all of their equity is because of all the late fees that the bank imposes cuts right into that equity. Also as you get closer and closer to the date the … (1 comments)

fsbo: Beaverton Oregon Real Estate: Don’t be in the dark when selling your home - 04/12/07 05:45 AM

When you walk in to a lot of houses today do you notice there are no lights in the living room or family room?  Why is this? It was original done to save money on wiring and permits in a lot of homes. What the builder wanted you to do is put lights in the corner that plug in for mood lighting. The only problem is that it makes the rest of a room very dark and when you go to sell a home a dark room looks smaller. What I suggest is either put in a ceiling fan with very … (0 comments)

fsbo: How to net 10-15% more for your fixer property than it appraises for - 04/06/07 06:43 PM
Do you own a fixer property and want to sell, but don't think you can get what you need out of it? You have two options. One is you can spend thousands and fix it up yourself, but if you need money out of the sale, then more than likely you don't have the money to fix up the property. The second way is the way to net you 10-15% above the present appraisal value without spending any more money.
I work with investors that love fixers, but they need to make money on the property. The only way to do that … (0 comments)

fsbo: Stop trying to sell your home! Invest in your future instead - 04/04/07 11:22 AM
I've heard this from seller after seller, "I need the equity from my present home to purchase my new home". I tell them "Yes you do, so why are you throwing it away, by selling it the traditional way?"
Let me teach you a better way! Offer your home with owner financing or lease-option. The fact that you need the equity for you new purchase is exactly what you are going to get plus! Offer your home for sale with owner financing. Tell a new buyer with 5% down, you will finance them at 7.5% for 5 years and then at the … (2 comments)

fsbo: Sweat the small stuff and you will sell faster - 03/28/07 04:52 AM
You may have heard the phrase don't sweat the small stuff. Well I can tell you the person that said that wasn't selling their home. If you are selling a home you are most likely a buyer also, so why not think like a buyer instead of a seller?
There are so many things that you can do to your home that are free or very inexpensive to make it sell faster and for more money. You are more than likely looking for a home after you sell yours, right?
What is it about the homes you are looking at that make … (0 comments)

fsbo: Got less than perfect credit - Bank says they won't loan to you - How to get 100% financing - 03/24/07 08:44 AM
Have you been told by the banks that you don't have a good enough credit score to get a loan? Don't give up so easily, with the right help, from the right Realtor you can get in to a home with out the use of bank financing. The option that I am offering you is call owner financing and it can save you thousands of dollars in interest over traditional financing and put you in to a new home today.
