I love to grill.  One of my favorite family stories is about a cold winter snowstorm in Pennsylvania.  A friend of my sister's lived nearby and had gone to the store, braving the icy conditions.  When she returned home, she called my sister to say hello and tell her about the "idiot in the parka out on his balcony grilling in this weather."  That idiot was my Dad.

What is a survey?
First let's get the concept of "survey" out of the way.  Merriam-Webster defines survey as "2 : to determine and delineate the form, extent, and position of (as a tract of land) by taking linear and angular measurements and by applying the principles of geometry and trigonometry."  Think of it as a map of your property marking property lines, easements, buildings, and setbacks.  It shows the truest picture of what the layout of your land is and defines what you actually own when it comes to a piece of land.

I met Angela over the phone a few months back.  She had called me to ask a question and we wound up chatting for awhile and I could tell she was an enthusiastic person who loved real estate.  What I really enjoyed about our conversations was our comparison of notes, ideas, and tips.  We both worked for two different companies, but there we were sharing our thoughts on how to be better agents.  I look forward to learning a lot from Angela and I hope I can teach her a few things as well.

The Tap Exchange isn't your typical "drink 'em as fast as you can pour them" bar.  It isn't your typical "we're all wearing turtlenecks and drinking martinis while listening to ambient trance" bar.  This isn't your typical "dive" bar.  It's not even your typical Texas "icehouse."  The Tap Exchange is a "pub" in the greatest sense of the word.  Having traveled the globe and drank in some of the best pub's on earth, it's something I consider myself an expert on.  Having an English wife only makes me a little more of a pub-aficionado.

Crime data is highly sought after information.
Everyone wants to know what crime is like in any given area.  As a Realtor®, I'm asked about crime all the time in any given neighborhood.  Since I'm not a crime expert, I refer them to the City Of San Antonio Police Department Crime Data website and from there they can sort through the various data and statistics to figure out what they like or don't like about a neighborhood.

While doing my weekly market reviews, I saw somethings that I thought I'd point out.  While the city of San Antonio is experiencing a decent flow of properties being bought and thereby decreasing our inventory, not every zip code performs the same.  While overall knowledge of San Antonio markets is important, specific knowledge of varying areas allows you to truly narrow down your research and pinpoint markets that are outperforming others.  Let's take a look.

Today Stage 1 water restrictions have been enacted by SAWS and city officials.  Because of our drought, I think I knew this day would come, but I had hoped we would hang in there.  As of today the reading at the J-17 monitoring well (near Ft. Sam Houston) for the Edwards Aquifer dipped below 660.0 feet above sea level (it dropped to 659.6 feet above sea level) and triggered the restrictions.
