The first  quarter ended in the world of real estate.  I can tell you that personally I saw an increase in buyer activity on my listings and other agents reported the same thing.  The proof is always in the data though.  Salem had the best first quarter in three years in terms of home sales.  Supply met demand as home prices dropped this quarter and buyers responded.  You can read the March Salem market reportThe first quarter foreclosure report for Salem  and Keizer Oregon's market report for more details about what the local market is doing right now.

I'm always chatting with real estate agents around the country to see, whom is doing what in terms of new marketing. I'm always looking for new ideas to market my real estate listings here in the Salem area. I was chatting with a really great Colts Neck, NJ real estate agent, Andrew Lenza about the use of tours in marketing. The tax credit is over, except for our military personnel that have been overseas, so we are on unsupported territory from here on out in the world of real estate. I'm totally fine with that. I say let's start creeping our way out of this mess. We really won't have a gauge on what is happening, specifically in the Salem Oregon market, for a few months yet.

The fact is that some first timers really wanted the tax credit so we will have a bump in home sales for April through June. I would expect a drop off and then … (11 comments)

I've been a grump lately.  I admit it.
 
Anyone closing real estate transactions these days, or at least trying to, knows that there is nothing easy about real estate, even when it should be.  Even the normal "sacred cows of clients"  doctors and attorneys,  are put through the wringer as if they were all drug dealers trying to commit mortgage fraud.  The past two weeks have sucked.  There are no polite words for the amount of stress involved in real estate these days, so I won't pretend that there are.

"Get $8,000 tax credit" scream the real estate sign riders...just in case you weren't aware that it was out there.   The count down has been so apparent this past month as the Salem Oregon real estate market started early. Typically I tell clients that the market starts to heat up in April, but agents were running amok this month as things got busy much earlier than usual. I'm a bit behind on my real estate market reports.   It happens...

So what's the news this month?  Did we start of the year with a bang or bust?
The good news...median home price was down (Yep...that's good news in these parts as home prices need to be more in line with incomes)
 
The good news…Salem Oregon homes sales were up 6.25% over January 2009.
 
The bad news…the current home inventory as I write is 15.9 months for Salem Oregon which is a huge surge upward from December's 7 month inventory.  Now this really isn't a huge surprise. … (3 comments)

Despite the belief that all builders have gone under, Salem Oregon does still have some new construction occurring, although I will concede that it is at a much slower pace. We have both high end home construction and more affordable home construction occurring here in Salem.

When I moved from Portland down to Salem Oregon, I was worried about leaving all of my big city things to do behind.  Salem is a much slower paced city, despite the fact that it is the state capital.  I did learn to slow down, which was hard, and in the process learned to enjoy many of our local community festivals.

I like to cook.  As I am writing this post, I have some fresh bread rising waiting to go into the oven in an hour or so. In fact my 8 year old only-eating-macaroni-and-cheese son told me I was a great cook when I added Canadian bacon to the homemade mac and cheese.  I think I'm headed for Top Chef with that complicated recipe...

If you are looking for real estate in Salem Oregon and want to live in a stable neighborhood, Woodscape might be a good choice for you. Now Woodscape is actually three separate sections, Woodscape, Woodscape Glen, and the newest part, Woodscape Green. Homes in the original part of Woodscape were built in the 1970's and have more contemporary architecture. These homes are tucked into mini-forests as the builders/developers did a nice job of keeping trees on the property. Now those trees are nice and large. Did you know that buyers give homes nicknames to help them remember?  When you look at 5-10 homes at a time, buyers tend to nickname a home based on a feature of the home, positive or negative.  Every buyer I have worked with has done this to some degree.  Last year I was out with a buyer looking for a home here in the Salem Oregon area and we looked at "the red bidet house" (as it became called by my buyers) and Name That Tune jumped into my head.

My husband is directionally challenged.  In fact he is so bad that whatever his instincts tell him to do, he does the opposite.  He says he has a 95% hit rate of heading the right direction that way.  Me...I have pretty good directional instincts. He tells me which way to go and I ignore him.  We have a much better chance of getting to our destination that way.

The exterior of the home was beautiful.  Brick masonry adorned the front of the home with wonderful accents that would make any buyer feel affluent. We laughed as we walked up the stairs to view the home.

I love old homes.
I love the details and wondering what the owners were like 100 years ago. I like seeing the original water closet as it is reminiscent of our past and where we have come from. Salem has several designated historic districts, including one downtown. We have two residential historic districts Bush Park/Gaity Hill and Court-Chemeketa.
Last year I helped a local buyer purchase an old home. Completely neglected, this home was the blight of the historic district. Inside the original wood floors, window panes, and trim screamed for someone to restore the home. The claw foot … (4 comments)

I just wrote a post a couple of days about about "old" Englewood. Despite the fact that Englewood is one area, there really are to vey different atmosphere's to the neighborhood.  East Englewood runs from 23rd to around Park and is made up of homes built in the 1950-1970 range. 
Variations on a ranch could be the theme for this part of Englewood.While the neighborhood is very stable, it doesn't have the variety of architecture of older Englewood.  I wouldn't call it cookie cutter, but it does lack some architectural diversity.East Englewood neighborhood feeds into Hoover Elementary School, Parrish … (0 comments)
