Sacramento is showing up on the national stage lately, generating a lot of interest in moving here.  The recently released movie, Lady Bird, features nostalgic scenes of Sacramento and it's hometown beauty.  In an interview, the author recounts how the film crew kept checking for home prices during the shoot - they were pretty impressed. 
It's no wonder.  It's a petty cool town.  Why, you ask?
Recreational opportunities - Our 32 mile bike trail through the wooded wonderland bordering the American River is awesome.  So is boating in Folsom Lake.  And fishing the salmon and steelhead runs.

Do you value freeway access over tranquility? Do you want a big lot with lots of breathing room, or a small low maintenance patio home? It's dry here in Sacramento.  6" of rain so far, when our average is 18".  A problem?  You bet. Any advantages?  You bet. And today I walked on one of the mega advantages!
Our walk #24 (out of 60) was oddly around the bottom of a lake.
Folsom Lake is usually huge - 11,000 surface acres with 75 miles of shoreline.  Normally we sail on it, with jet skis and speedboats zooming across its beautiful waters.  This summer we even hosted Hydroplane races during Big Wake Weekend - it's that big!

The Fair Oaks home market has gone berserk in the past 6 or 7 months.  We've gone from a tough, declining market with homes taking forever to sell (6 months average in April 2012), to one where gobs of buyers swarm every listing, vying for the right to buy - like salmon up a fish ladder.  Homes go into the MLS, only to flash the PENDING sign within hours. (Our average is now 23 days to sell!)

Mold and the worst termites I have ever seen.  Toxic looking mold, to boot!  Deep black and gross.  And multiple offers, anyway!
This is the hottest market I have ever worked in and I have been a broker for 34 years.  Sacramento had 10,000 homes on the market at the peak, and today it is about 1200.  TWELVE HUNDRED HOMES FOR SALE in the ENTIRE COUNTY!

A tale of two sales.  Both homes listed after advise, tweaking, repairs, decluttering, late night spent on pricing strategy and market analysis.
Seller #1 after accepting an offer within one week.  "Wow, I'm an easy one for you.  You barely had to do anything to earn your commission."  Hmmm think I. He wants me to reduce my commission, I bet.
Seller #2 after accepting one of two offers within one week on the market. "Wow - you were worth every penny. No one can believe we sold so quickly.  And for full price! You really know your stuff!"

I keep getting notices from banks, including my own, that they will lower my interest rate on my home mortgage into the 3s with no fees.  Yeah, right... same day that pigs fly, I think. But it's actually true. I heard it on Clark Howard's radio show!
Then last week I got my letter from Chase. "3.88%... fixed rate... 10 years... no costs... no points... no application... no nothing except lower payments". Could it really be?
