     Buying Brevard County Real Estate When you look at a listing on a property for sale, and it says "Newer" what does that mean?  Is 'Newer' 2 years, 3 years or could it be 10 years old? 
When looking at houses, dates are important. Realtors like dates. Buyers like dates. Lenders and insurance companies like dates. Do sellers like dates, too?  Some do. We like to know the date a house was built, the date the kitchen was remodeled,  the age of the air conditioning system, the water heater, and the date the 'newer' pool pump was replaced. Recently, I was out showing houses to local buyers. We looked at a number of houses. The buyers narrowed the selection down to the two that were there favorites.  Lucky, because today buyers can't always find two. They were weighing their options and looking at the pros and cons of which house they wanted to buy. I recommended we go back and look at them a second time.
It's good for a buyer to look at houses a second time, on a different day, at a different time of day (if possible, in our market of multiple offers).

Recently, I have been out showing houses to out of town buyers.
It was our first day looking at houses. The first day gives the buyer and I an opportunity to get to know each other better. We find out more about each other.  As we look at more houses, and they tell me their likes and dislikes, I am able to get a better "feel" of what they are really looking for in a property.

When looking for a house to purchase, buyers like to know dates.  Insurance companies also like to know dates.  They like to know how old the roof is, how old the A/C is.  Has the electric and plumbing been updated?  When?  How old are the appliances?
Time flies and sometimes these dates slip away from sellers.
