Buyers market = Takers??

In the latest batch I've sold, I am experiencing a lot of "takers". I know that it's a buyer's market. I know that the one with the money makes the rules in this current climate, BUT they want it all! I am dealing with sellers who feel like they're being bullied by the buyer. What's a seller to do? Cancel? They can't, and the buyer knows it. So not only does the buyer want to offer 15% under asking price, then they want every single thing on the home inspection fixed?! What are we coming to? Then if the seller wants more time, buyer says no way. Then the buyer changes their mind and want more time and the seller has to just roll over again. It is crazy. It's hard work making deals come together these days. It's also hard to protect our clients in cases like this.  Any of you experiencing Takers out there?

I'm experiencing the same thing.  Things being what they are, I've tried to cooperate as best as possible in meeting buyers' (reasonable) requests without breaking sellers' budgets.

It is changing in many markets as we speak.  Here in the DC area many buyers are finding that anything less than full price on a good listing (that is priced correctly) loses.  I have a buyer that bid on 5 houses until he finally "won" and purchased.  His offers were good and strong.  Frankly, I had to take a deep breath and sit down after he lost on the fourth go around.  Prices are bottoming in my opinion and it is becoming apparent as the investors are jumping back into this market.

In our northern Colorado market, things have almost leveled off. If a home is priced right and the buyer tries to get too demanding, they risk losing out to another serious buyer. Hopefully this will encourage reluctant sellers to list their homes, and keep our market moving in the right direction.

I understand exactly where you are coming from. It is hard to get buyers to understand that if the agent has priced them with the current market, they are already getting a bargain.

I think a lot of buyers are trying to get what they can; as far as wanting everything fixed is it within the limits set on the contract for repairs?

Yeah, what were we thinking! Fix a $30K Deck problem and re-pipe a 40 year old plumbing system for 9K and only asking for 25K off the asking price! With an all cash offer.

@ Takers: LOL, thanks for the comment. I do know where you're coming from and hope you find your Arrowhead dream home. FYI, the house was at an asking price of $489,000.... but no matter, it'll all work out in the end for all parties, I hope. Best of luck to you ;)
