Selling your home in the Oakhurst California mountain communities. Staging the Kitchen

Dream Redesign and Home Staging Bass Lake CAWhether you live in Coarsegold, Bass Lake, Mariposa, Ahwahnee, Wawona, Fish Camp, North Fork or Oakhurst there are things that every seller can do to optimize the chances of selling your home or second home.

The kitchen is truly the Heart of the Home and its condition and presentation are crucial when selling a home.  Today's buyers want a kitchen with high-end features: stone counter tops, stainless steel appliances, large islands and more.  IF your home does not have these features, then a professional stager can help you improve its image without spending a lot of your hard-earned cash.  If you do have these luxuries, then we can warm up the space and add personality.

Below are examples of kitchens that our company has staged locally.  You will see kitchens from a wide range of listing price-points, from over $800,000 to under $100,000.

This manufactured home needed some sprucing up before it was marketed, but it was an estate sale and the heirs just didn't want to spend the money.  After a year on the market, they listed with a new agent and he pushed for some improvements and staging.  The home sold in just 37 days after we achieved this new look.

This lovely traditional home just had too much of the owner's personal treasures on display.  We simplified the look, removed the clutter and helped buyers focus on the kitchen's features.  It SOLD in just two weeks.

This home's kitchen had many of the wow factors that buyers want today.  We added the color, the pizazz and the personality.  Professional staging works at any price point and in any setting.

Beautiful but very design & decor specific on the interior because this was the personal DREAM home of a building contractor.  His family used it on weekends as their second home, waiting for retirement, but this economy changed those plans.  We added personality and pizazz to make the home more appealing to a wider range of the buyers in this mountain community.  It was under contract in just two weeks.

Let us help you transform your kitchen into a space that will truly appear to be the HEART of the HOME.

This post is fifth (5th) in a series about staging and selling homes in Oakhurst and Mariposa mountain communities.  The first four were: #1 Master Bedrooms, #2 Bathrooms, #3 Dining Areas, and                #4 Living Areas.

Ginger,

I'm a woodworker, and I love that ceiling!  Great kitchen; wonderful post.  I'm happy to be your subscriber!

Oh Mike you don't know how happy I am to hear that.  Many other have stated objection to such a wood filled home, but like yourself, this builder loves wood.  In fact, I wouldn't be surprised if some of the massive beams didn't come off this property since it's on 25 tree filled acres.  The wood and other finishes throughout were awesome.  Plus, we're in the mountains so the wood seems appropriate.  Thanks so much for being a subscriber and for commenting.

Very nice, Ginger! That wooden home is beautiful! We just did a log home, and so I understand the task you faced with it. You did a great job!

Thanks you Laurie...I wanted to use blue accents to tone down all of the "oranges" in the wood but the house is filled with orange and rust tones, so blue would have been out-of-place.  I saw your blog post on the wood home and commented a bit ago.  It still surprises me that there are wood homes in Orlando, but I don't know the area.  It seems like it would almost be like a stucco southwestern style here in the mountains.

Ginger - There aren't many log homes in these parts, so this was an unlookedfor experience! It really felt as if we should be in the mountains. This home is in a suburban area with large lots (its lot is just over 3 acres), so it felt kind of rural and woodsy (for Orlando). I was most surprised that a home filled, as you said, with orange and rust tones should need pops of color, but it really did. The wood-tones were overwhelming! The owner had a lot of dusty greens and reds, so we stuck with that for the most part. Stay tuned for more on this home, since the other two posts in my series will feature it, too.

Hi Ginger,

Great jobs all!   All that wood can overpower everything.  My own kitchen is all oak, oak cabinets, floor, island and pot rack.  I got so tired of looking at all that oak so I recently restained the island and pot rack.  Here is the shot.

Now it looks more like a nice piece of furniturre.  All it cost was $75 and 2 days total cause I let it dry extra before poly coat.

Laurie, I guess that we need to plan a trip to Orlando and see the sights.  Thanks for explaining and I look forward to more of your series.

Ana...OMG you painted WOOD, isn't that heresy  (-:  Love your kitchen and the painted surfaces.  MORE than once or twice I've advised sellers to paint their oak cabinets but I don't think that it's ever happened.   That's just about all that I see here so when I see homes, like the third one here with hickory, it's a relief.  Thanks for commenting and sharing your photo.

Yes, I did lol!  Sherwin Williams makes the best stains out there imo.  This was an oil based that went on really great after a light sand.  SW stains have some great rich colors and as always this looks even better in the flesh versus my picture.  Stain is called Bistro Walnut and blends well with all types of wood tones.  As that old commercial used to say...TRY it You'll Like it!

Ana, it's good to know that...so it was a stain not paint....hmmm...maybe that's what I should recommend. (ha)  Thanks for sharing the brand and color.  I will make note of that.  I do a fair share of color consults and people always want to know what works.  Guess that I should visit the Sherwin Williams dealer in town (50 miles away)...I have their fan deck but wasn't aware of their stains.

Thanks for stopping Cathy.  Yes it is good info. from Ana.  She should do her own post about the transformation so that we can discuss painting cabinets AGAIN. (-:
