Revolting Realtors... nationwide real estate agents are revolting against the tyranny of open houses.  The revolting Realtors aren't going to do open houses anymore... Open houses  don't work for them.  Open houses are not a good use of their time.

Is it a national movement to JUST SAY NO to open houses.

I have to agree if open houses don't work don't do them.  Do we all have to stop doing them though?  Why?

I am not going to tell you lots of houses sell because of most open houses.

I am not going to deny bad things have happened during open houses. To real estate agents and to property.

Yes as a seller you do have to secure your  valuables during an open house.  You may choose to not have an open house, if the risks outweigh the benefits.

The 221 comments on Moroff's discussion with his peers about stading standing firm against doing open houses are hidden because of a technical glitch.  I was not aware of the post, so I don't know if it is all agreement or if some said they would still do open houses.  221 comments is a lot of comments. 

Moroff's post was "Re-Blogged" 10 times.   Most of the "Re-Bloggers"  support the Realtor Revolt against open houses.

Friends don't let friends drink...and do 'Open houses!' Where do I sign up?  LOL!  I just think they are a total waste for time.  Some agents like them because it gives them a sense they are busy.

With the exception of a few specialized markets (like NYC) opens are a relic from the pre-internet era. I can get better exposure to my listings by making a killer VFlyer or postlet and syndicating it.

WOW -- that IS a lot of comments!  Point is, Open Houses don't typically produce a sale.  If the seller wants to leave for the afternoon that's there call.  The open houses might be a thing of real estate history.   But there's always a few sellers who want to have them.  Open Houses were useful when the Internet didn't have properties at people's fingertips, and they could go out on a nice Sunday drive and view houses.

Loved your post! Particularly love the play on words of the title, ha.  I still do Open Houses but do not believe they produce the results that they used to.  I believe there are some buyers who prefer Open Houses to "bothering an agent" or see a sign and come in.  Yes, the benefit can be for the agent but that's okay isn't it.  Missed his post altogether.

The post you reference prompted me to send emails to two of my sellers asking if they wanted me to do open houses for them, along with pros and cons. Haven't heard back from either of them...but I'm happy to do 'em if the sellers want them and they are productive.

I hate doing open houses but when my sellers want them I do them. In my company we've actually had success with our Open House A Thons.

I'm with you....I WILL hold Open Houses.

Granted it may not work in some markets but saying a flat out no to all is not being realistic.

That's like saying nationwide statistics are truth for all.

Gimme a break.... Let's see...I had two opens in November...both sold the next week ..... one directly from an Open...the other who saw it before the Open but got their offer in quickly ....

Hi Maureen... I guess this post means that you are something of a rebel... I always suspected as much about you!  Frankly, I think good agents pick what works for them and where their strengths are and focuses their efforts accordingly.  If you have good success with your Open Houses then I say BRAVO!  Have at 'em!

Real Living HER Open house list house details

This post which is written to consumers is about the Real Living HER open house list.  I really was not looking for input from other agents.  The property on the Real Living HER Open house list is not just an address, it is the listing of the home (photos, videos, floorplans, whatever is available) as well as links to a map, watch the video... schedule a showing.  

People come to open houses from the list. 

The Real Living HER Open house list brings online traffic to the listings that are featured.  Two agents in my office were putting their PROBLEM listings on the list recently  but then saying in the remarks "by appointment only"  Putting the home on the list requires a time.  Unfortunately the remarks show up on the list but not on the listing.  So on their listing it said for example, "Open 12-6 Sunday October, 11, 2009" and that is not a good thing for buyers who get there and there is no open house.    The two houses were really not good open house candidates... but the listing agents were using the open house list for more traffic.  

Real Living HER's Open House list is the best open house list in Central Ohio.  We have pockets which are GREAT for open houses.
