The following for sale, sold and pended graph shows the number
of single family homes for sale, sold and pended (under contract)
with the most current housing data available.
This graph covers the most recent 15 months of data. Below the
graph is the percentage of change over 1 month, 1 year and 15
months. It is usually best when looking for trends to study the
longer term numbers, especially the corresponding month from a
year ago.
Following the graph will be a a general guide for reading the
graphs and following the trends.
When look at the number of homes for sale which is also known as
the inventory of homes, it is important to notice the trend over
the past year and 15 months. A lower number of homes for sale is
often a sign of a strengthening market so we can see that we are
now trending in the right direction.
The number of homes sold lets us know if more or less people are
buying. As the graph and the table show the sales have increased
nicely over the past year.
The pended sales is a window into the future. If the number
of pended sales is at the same level as the solds for the month
we expect the number of sales in the coming months to remain
stable. If the number of pended sales is lower than then number
of homes sold in the current month we expect a decline in closed
sales over the coming months and likewise if the number of pended
sales is higher than the current sales we expect to see a spike
in closed sales over the coming months.
For example in the above graph we see that starting in January
2009 the pending sales started going higher than the number of
current sales and indeed as expected the closed sales increased
in the following months.
