Or, why my market reports were late this month!

Actually, I am wading through the end-of-year numbers for Haywood County NC, including Maggie Valley and Waynesville, and two things come to mind:

It looks like our values will be close to 2004 values before the bleeding stops.
We have many overpriced homes/sellers in denial.

Susie, our prices are down to 2000 and in some places 1998. Our data shows the same amount are selling in Ann Arbor but for much lower prices. Good for the buyers but terrible for the sellers. 2004 sounds pretty good to me.

Fernando, I agree. Until there are jobs on the horizon and sales aren't dependent upon government loans, it's all fluff.

Connie, we are warming up a bit today which is nice for a few outside chores I need to do.
