Condos, FHA, and Things That Make You Go Hmmm
Are we having fun yet? I'm representing a first time home buyer and most homes in her range are condos.
One of the major interruptions (or deal killer's) I am seeing when working with condo situation's these days are delinquent condo fees exceeding the 15% limit and of course the 51% owner occupancy requirements.
My first call is to the listing agent to hear what they know. Here's what they know - NADA! It's shocking that with all the information about the trouble with (tribbles) condos, listing agents are not out in front! Pretty much, the reaction is, "Work with your lender to find out." Hmmm. I think I would like to know before I show, certainly before I write, and before we have a home inspection, and before we order an appraisal. The faster the lender or seller or listing agent can get the "condo questionnaire" filled out and then reviewed by the lender for approval, the better it will be for all parties involved to know if that project meets today's tougher guidelines.
I don't currently have any condo listings, but when I do....I will go to the effort to clear the way for as many qualified buyers as I can. Will you?
