Always keep the appraiser's contact information!!

I have a short sale that was humming along quite nicely. 

The BPO (Broker Price Opinion) was ordered a few weeks ago and I met the appraiser at the property.

I checked with the bank on this today, and they told me that they show the BPO being ordered, but no value has come in.

I told the bank that I will contact the appraiser to see if they sent it in.  They were actually surprised that I had his information, but said it was OK to do that if I wanted to.

So I went back to my file and pulled the appraisers contact information.

When I spoke to him, he said that the address does not sound familiar to him.

There's probably a reason why (for those of you who read my blogs), it's because he was never really there.  You can read about that episode by clicking HERE 

Believe it or not, he sent his son to the property.  Or at least that's what the seemingly 17-year old kid told me, anyway.  But then, who knows?

Anyway, it's bad enough that happens, and if on top of that it turns out that this BPO appraisal has fallen through the cracks, heads will roll......

I learned once the hard way.....never again. I also contact them once they have been to the home to check on the value. If they are not bringing it in at what I need, I can get them comps and usually save the deal.

We are no longer able to speak directly to the appraisers in our area, nor the loan originators due to new regulations.  The appraisers are given their instructions directly from the underwriters and it is completely out of our hands.  We are lucky to know who the appraiser is, but we are not allowed to talk to them anyway.  It stinks! I have found it is easier to make sure that your price can be supported by easily found comparables in the last 90 days.  That is the direction the business is headed.  First they came down on the lenders, then the appraisers, and we are next.  We need to change the way that we do business to ensure that the price is truly "right"!

wow,  should the appraiser still have a job...sending his 17 year old son...  stay on top of it.

Hi Ralph - Sending his son to do the job?  Is he qualified?  Kinda like sending in a chimp to perform surgery.  Okay - not quite that bad, but certainly ridiculous.
