I'm sure you've all heard it before - staging is so easy, it's just adding furniture... I can stage the home myself, I know real estate! etc etc etc.... there are many many excuses agents give for either not staging or not hiring a professional.  This little blog is about an ex-client who decided that we made staging look so easy that they didn't need us anymore. 

This of course was after we had successfully staged and sold several of her listings - the last one with multiple offers.....

I had not even realized that she was staging her own listings - we just knew she fell off the face of the earth for us... Then about 10 days ago I received a call from another agent who uses our services for every listing.  He advised that the unit needed some work and had some 'leftover' furniture from the previous listing agent. 

Coming out to the property I was shocked by what I saw.... the furniture was old, worn, dated and completely inappropriate for its $830,000 list price

 

First, painting needed to happen.  Then once the colors were more neutral - appealing to more potential buyers, appropriate scale furniture was added.  It's also important to note that the quality of furniture was vastly different as well.  You cannot sell an $830K condo at over $300 sqft with a painted (peeling) $100 dining table and chairs set from Walmart.  It's just not going to happen... The decor MUST appeal to the buyer who is likely to purchase the home!

Scale was all wrong here.... The two loveseats used are just too small for this room and positioned in this way it makes the room really feel small.  What you cannot see in this before angle is that to the right of the loveseats is a round coffee table.... why it is located where it is we've yet to figure out - unless it it because the room was just too tight between the loveseats - because that's not the best layout for the room....

Can we just discuss paint again?  Highlighter yellow & green are always personal choices!  While yellow and green are often considered neutral in staging - bright flourescent colors are always personal.... In this case, we painted the entire living area of the unit in Ben Moore's Tapestry Beige (thanks for the recommendation FB friends!).  The cabinets had a lot of grey in them and the wall colors needed to reflect this while still having enough pigment to show off the amazing molding throughout the property.

The mismatched cork flooring did not make this room feel spacious.  Additionally, the built in desk was awkward and limited the options for this small 3rd bedroom.  We did decide to stage it as an office because this was a logical location for it.  This condo building typically caters to high income retirees.  Most will need an office to work (or play) from.  This is why it is also good to know your buyer!

I unfortunately had to call the previous listing agent to let her know that we needed the furniture removed.  While she had lost the listing several weeks prior to our listing agent, the furniture never was removed and on this day we had arrived with the movers and a house of furniture.  This is when I heard what just made me want to scream outloud.... "I'll need time to get it all out.  I only moved it in there to 'do the client a favor'".... She proceeded to talk negatively about the situation and how she was certain the client would never agree to stage the entire unit so we should have someplace to store the furniture in the meantime.... This makes me wonder if she ever actually talked to the client about the importance of staging and gave him a realistic budget for the process? 

In the end, the client spent nearly 1% of list price preparing the property for sale between improvements, paint and staging.  This is a pretty common reality in today's market.  Buyers should be made aware that if they don't want the property held on the market for an extended period of time or they dont' want price reduction after price reduction then they need to price correctly and prepare the property for market.  Just like buying a home, selling a home often requires an initial investment!

Melissa - this is such a frustrating story, and it seems to happen time and time again.  Great call on having the condo painted - I love that colour, too.  The right grade and scale of furniture is so important, and there's no comparison between your choices and the previous Realtor's® choices.  I suspect this condo will sell very quickly now.

This is happening, and the homes are sitting on the market for months.  Homeowners get frustrated, agents bring in furniture from who knows where, and sellers finally make the decision to call.  I just saw this happen, oversized furniture, with no accessories, horrible!

How frustrating must this experience have been for the buyer!!! (and also for you) I also heared over and over again from real estate agents that they wanted me to use some of their own furniture they are no longer using and have stored in their basement in order to "save" the seller some money. Usually there is a reason why that furniture is stored away in the basement. I have though in one instance worked with a real estate agent, who actually had appropriate furnituer pieces available, but we were still doing the approval of the furniture and the staging, which is a big difference to your scenario. It did work out well in this particular case.

Amen and case closed!  What I think is so significant about this post is that the "before" pictures are of UNprofessional staging:  inappropriate style, layout and price/taste level.  True professional staging will take the target market into consideration and work from there.  Thanks, Melissa!  Julie

HI Melissa, you do see agents attempting staging more and more.They usually try to use furniture that they bought when they were first married 25 years ago. It just doesn't work. I try to remind them that as much as they would like to help their clients they really are doing a diservice to their clients. Just like a seller should hire a professional real estate agent, an agent should hire a professional stager. I think they call this being penny wise and pound foolish. great work as usual.

oh....ugh. That's all I can say about the before "staging". I must say I have lost some bids to other stagers though because of a lower price and it didn't look much different then this after they staged it. Homeowner needs to do their home work, research what they are getting for the money but sadly most are only looking at the dollar amount. Better to do less rooms but with better quality than many rooms that end up looking like this. Goes back to "you get what you pay for".

Melissa,

Alot of builders want to use thier own furniture and have us "make it work" because they don't want to spend the money. They are the ones who "get the concept" of staging but not the real implementation. Not only should it be staged with furniture to scale that is  not dated, but it should appeal to the demographic of the Buyer that they are selling to.

I have worn both hats as a RE agent and stager and most RE agents are really not qualified to do a great staging job and frankly they don't have the time and educational background. They should let a professional stager that they trust do the job and do what they do best-SELL!

There have been several times where "others" have thought that Staging is easy and all they have to do is give an idea to buyers - that is NOT Staging.

Thanks everyone!  It sounds like we all run across this or a similar scenario (big surprise, right?)... it's just so unfortunate because it is not a favor, it's just a disservice.

I too have heard Agents say they do their own staging.  It's a good thing it's not the majority.  Great post.  The home looks beautiful after your staging!!!

Staging continues to be slow to take off in smaller towns or cities and many agents I have spoken to have indicated that they have "sold properties for 30 years without using stagers" and don't see the need to use them now.  I have also had several agents tell me they stage their client's properties or advise the client as to how to stage it themselves.  I agree with the comments above which indicate that staging is a professional service - you wouldn't ask an agent to complete the home inspection now would you?
