"Telling" an Owner Often Doesn't Work. Asking Them the Right Question... Usually Does !

This morning I read a post titled How Do You Tell a Home Owner To........?  It was written by Toby & John Williams .

Toby and John were having a problem with one of their sellers.  Their question was... "How do you tell your homeowner to clean up, trash out, pull out worn out carpets(so often beautiful hardwood floors hiding underneath) or just plain give in and HIRE A CLEANING SERVICE !"

This was becoming a problem for them.  The seller just couldn't or wouldn't clean up their home... to make it more "showable."

The post, and some of the comments, detailed the usual stuff we all complain about... how difficult it is to show a cluttered, messy home, and how negatively buyers react to seeing such a mess.

A messy, cluttered, dirty house gets either NO offers, or very LOW offers.  As Toby and John said... "It could be a perfectly good house with great amenities, but the buyer feels like they are buying a handyman special due to dirt and clutter."

The final question in the post was... "Does anyone out there have a delicate way of telling their sellers to clean up ?"

Again... we all have been in this same exact spot... as Listing Agents.  How do we TELL the seller ?

Well... that is just the problem.  Trying to TELL the seller anything.  Here is how I answered their question:

Toby and John:  I think there is much too much TELLING going on, here.  We need to ask our sellers the question, and then, when they give the obvious answer... they OWN the answer. 

Try this:  "Gee Mr and Mrs Homeseller... if I could give you a list that would help you sell your home for thousands and thousands more dollars... how many of those things on the list would you want to do ?"

Much too often... simply "telling" a seller something, can turn into a combative situation.  Asking them a silly question, the answers for which you already know... ends up with them giving you the exact answer you want them to give.  And, when THEY give the answer... again, they OWN it.

Good Advice Karen.  I also tell the sellers that this is joint venture. Unless we are together in it, I won't be able to use all my resources to market the property and you won't be able to get the top dollars. In one of my listings, I asked my client to pack the unwanted stuff into boxes and decorated the boxes with colorful wrapping paper. Since her home was missing color, we used those boxes to add some color and décor to the home.

This blog reminds me of the bat over the head approach I took to "telling" a muckity muck at the World Bank that he had to stop smoking in his beautiful Georgian Colonial home.  Oh, and neuter Bill the Cat while you're at it!  It would have been nice to have your advice back then.  He is a chapter in my book!

That's a really good idea, creating a question and letting them give you an answer. Now it's on their heads, but sadly, many still won't get it.

Thank you, this is a great approach that is so needed today. I like your idea to ask the client a question. It is like the lights come on and they see it from the right perspective (well, not all of them!). As a home stager, I'm usually brought in to reinforce the necessary changes and I have that list. I give them a list of recommendations that directly addresses their issues room by room whether it is declutter, cleaning, painting, etc.. But you prime the pump with that lead-in question and the one asking the questions is usually the one in control.

Great answer and great advice, thank you for sharing it.  Sometimes the best solution is the easiest choice which you so well stated!  By posing a question it puts the ball in their court.  No one likes to be told what to do, but anyone can respond to a question. 

I'll definitely be posing questions to clients more often rather than listing to-do's!  Thanks!

Asking them "Open Ended Questions" is always better, since you, as their Realtor, can analyze them quicker and more accurately!!!  Great post, now I think I might write one on what questions to ask... Thanks Karen for the thought!!!  ;>)))

Karen Anne- You are right. Asking questions is the key to communication and then listening and not thinking about what you are going to say next. Most often they answer their own questions.

I used this technique a few weeks ago...the house had 13 cats inside. I told them that all people remember about their home was the cats. Did they have any suggestions to help people remember the house??? They suggested moving the cats out until after the sale! Brilliant.

Great Idea, then just recommend they use a Home Stager who will provide them with a complete DIY list or will perform the needed services.

Will, what you suggest... is a great idea, for YOU.  Different things work better or worse for different people.  Whatever each of us does, it usually works better if it fits our personality.  Persuasive is as persuasive does.  And your "more forceful" way works just fine... for you.

Me... if someone tried that approach with me, I would tell them EXACTLY what to do with it.  Again... it's all about the psychology of differences.

The seller needs to be motivated to sell the house.  Sometimes they can't or won't change and the money isn't as important as their comfort/clutter/dirt/mess.  Congrats on your featured listing.
