Western South Dakota has a wicked thunder storm Friday evening (Aug. 17th) but I had not idea until I read the local paper this morning that some areas had actually experienced flash floods. 

I just sold a manufactured home on a permanent foundation a couple months ago on Ferguson Street in Hermosa and that street was flooded and all the residents were taken to a temporary shelter.  I cannot reach my clients by phone or email so I am very anxious to hear from them.

The previous owners of this house were not required to have flood insurance so at the time of this purchase, the insurance company was seeing if there was any way that my clients could also get away from paying the additional $400/year required for flood insurance based on the revised FEMA flood maps.  At the time the extra cost seemed quite high and my clients were pretty upset.  Thank goodness they were required to get the flood insurance because without it I'm sure they'd be a lot more upset now.  That area hasn't flooded in decades so what are the odds that this would happen so quickly after my clients purchase the property.  UGH!

I hope all families are safe. In the big scheme of things, flood insurance seems very inexpensive. Being able to sleep at night knowing you are covered is priceless.

Will do. We just had similar experiences with the Angora Fire. Lots of the owners who lost their homes were under insured. It's stressful, and we always of course wish the best for all involved.

Having had to deal with 3 major floods in a 3 year period, my heart goes out to them.  We were told about 4 years prior that we didn't need flood insurance but thankfully my husband is paranoid and we kept it!  Worth every penny!   They are in my prayers!

It's good thay had flood insurance.  I can see you using this real life story to future buyers that complain about flood insurance.

Hope they ar OK, I sell very few or almost none that do not need flood insurance. Its such a small premium if if you are not in a flood zone. There are still foolish people who think the expense was not worth it. If you are close to a flood zone get it.
