What is your house worth?  Well, that depends on who you ask...

Not everyone looks at your house and sees what you see.  The thing about "worth" is that the answer will be different depending on who you ask...

For example:

How YOU see your house:

How your LENDER sees your house:

house

 

How your APPRAISER sees your house:

How the PROPERTY TAX APPRAISER sees your house:

house

 

 How do potential BUYERS see your house?

 

POTENTIAL BUYERS see what you show them, and 90% of them are incapable of imagining your house any other way.  It's up to you what buyers see!

Consulting with a professional home stager prior to listing will guarantee your house appeals to buyers.

 

To answer the original question, What is your house worth:

 Your house is worth whatever a buyer is willing to pay for it.

Sally:  Actually the idea was sent to me in another form.  I tweeked it a bit and added my own photos and "staging" perspective.  The appraisors "house" is from a cruise I went on...a family actually lives there.

Kathie:  Oh, that was you I heard laughing this morning?  So glad you enjoyed it!

Janna:  I'm glad you enjoyed my version of this little funny!  I hope sellers do get the message.

Leslie:  Well then I guess you get the same response back as I gave to Janna...

Anna:  Sellers don't understand this!  You and I know that buyers just walk away if they don't like what they see, unless they are one of the 10% who can visualize.

Patsy:  They are all my photos.  One of the houses belongs to a neighbor, one I took on a cruise, one belongs to a friend, and the other was a staging client.  Care to guess which is which?

I also think you put a clever spin on this one.

As you illustrate, depending on their part in the transaction, each will have their own take on it, yet sellers and their agents can be proactive--identify the homes' selling features and effectively market them.  I.e. Stage!

How funny. I did a home inspection last year for a lady from Italy. She had grown up in a two bedroom, one bathroom home with four siblings, maybe all of 700 SF, she said. Her home here was 1,400 SF, and when her parents came from Italy to see it, all they could comment on was how big it was and how many bedrooms and bathrooms it had.

Russel:  My husband and I lived in our first home for 26 years...we raised three children there...a small cape with two small bathrooms.  As soon as we became empty nesters we built a new home with 4 bathrooms.  Crazy!
