Gary Woltal wrote a fantastic post that outlines some of the core reasons buyers should always use a buyers agent.  It is well written, easy to read and to the point.

There are many great reasons to use a buyers agent and there is not one single reason (in my opinion) to go without!

First off they know their stuff. Do you know if you are not represented you are called a Customer? Basically with not many specific services assigned to you by ANY agent. Yet with representation, you move to the highly prized CLIENT category with a lot of "good stuff" you now get. Some reasons to use a buyers agent:

  • you get help formulating a negotiating strategy
  • the negotiating strategy is NOT revealed to the seller
  • you will be told if the current property is in violation of deed restrictions
  • you will be presented with a comparative market analysis showing you if the property is overpriced
  • the person representing you has your best interest
  • Negative features such as an inefficient floor plan will be brought to your attention
  • "Property Wanted" ads can be placed to find property for you
  • you will be informed how many Days On Market the listed property has been on the market

A Buyer's Representation Agreement is a SMART idea for any buyer to get the full and necessary services of a professional in this industry.

All good points!  I wish that buyers would listen and believe them sometimes!  I can't understand how they think they will get a better deal working with listing agents of the properties.  That has always confused me.
