money house Short Sale listing agents hear it all the time...."I need to get...$X" "I can't sell for less than $X....",  "That can't be...we invested $X in new...updated....top of the line...."    It is our sad and professionally responsible duty to tell them that the numbers don't lie...But but but..."the other agent listed it at..." "The house around the corner is asking...."   

Listen listed.....asking ....not sold...and sadly, the off the sold charts price that the "Have To Get" Sellers will not happen for them either. We always say....."If we could list it for more...why wouldn't we want to make more money?"  OR ...."If you list it at that price, you  are looking for a cash buyer who does not want an appraisal. "  money house

  What a seller wants, needs, wishes is not reality.....not real estate reality in today's market.  Many people say that they want you to "tell it like it is"...until you do...the news is not what they had hoped. So true - it is so difficult for a seller to digest that their home is just not going to provide them with "WHAT THEY NEED" in order to sell it. I find that it's every seller even if they own their home. I recently asked a seller what would be the least amount you would sell your home for - it actually was a good exercise for the seller....

When people call me to list, I ask, do you want to list or do you want to sell? If you are not priced aggressively in this market, you are wasting your time and mine.

This theme gets played over and over on Active Rain and in the market place.  Even the most realistic seller has a difficulttime grasping their property is worth less than their bottom number.

Reality may be hard to chew on right now but its what we need. Until Americans get real about housing prices we will not get back on our feet.

It would be nice if the banks helped, small chance that's going to happen but you never know.

This is sooo true, I have to remind sellers all the time (and buyers) that it doesn't matter what that house next to you is listed for....it is SOLD people, SOLD!

I like the guy who owns his property free and clear, so he prices it $150,000 above the short sale next door and the foreclosure across the street since that's what they bought their homes at five years ago. Nope. Doesn't work like that.
