The staging materials allowance for this 1300 square foot condo was around $800 that includes the paint.  

We added lighting, a ceiling fan, cabinet hardware in bathrooms, kitchen and laundry room and also changed sink fixtures and painted every room. No fuss low cost window treatments cover dated but expensive to replace verticle blinds.

We reused or repurposed many existing pieces such as the old and dated dining room table. Getting creative in the money saving department is a must in today's market so every penny saved is a penny earned for a client.

Hi Cynthia, yes the same place, and a small budget. I was and still am jonesin to get rid of the foyer light!

Hi Michelle, those mirrors make it so hard to take pictures, I am not such a great photographer.  What was worse for me were the pink tiles in the hall border and the entire floors of the kitchen and guest bath.  Hard to minimize and was not in the client's budget to remove.

Hi Kathy,

Actually the levelors are hidden behind the panels.  The client had no money to replace them and it was not practical removing them because of the heavy hot sun that would beat in if they were removed.  Now they don't have to be seen always and there is the choice to completely close the blinds or move the fabric panels back and forth depending on the angle of the sun.  The real pain was making a rod that long and fitting brackets over them.  My panels ended up being 5" short and required adding a border.  One of my going wrong moments!

Ana - An amazing transformation!  I love the bedroom now - so glamorous with the new bedding and headboard.  I also think painting the door dark brown really made a difference.  You may have had to get beyond some obstacles, but look what you achieved!

Hi Sally, thanks.  The headboard really made a difference didn't it?   Very easy to do and cost under $20.  Painting the interior of front entry doors is one of my consistent Staging habits.  I think it always adds a great punch to any house.)

Hi Julie, those window treatments were a PAIN.  The bedroom ones were purchased at Target.  When we got them up on the rod, because the pockets were sewn uneven they hung weird making the rods look sloped.  Didn't have time to run them back, loved the shimmer in the material too so we fixed that with scotch tape:)
