This week I laughed as my client sent me an email about his pool equipment. I couldn't help myself. It reminded me of me... suspicious little thing... and clever... and WOW! Love my clients!

He contracted on a bank owned property a few weeks ago. He revisited it multiple times before closing. He was excited and anxious and basically wanted to see it daily and into every little detail. He would text me at all hours of the day with questions and seeking advice. It was apparent he was in love. A love sick, obsessed house stalker! On the one hand, it's completely endearing. On the other hand, I am hearing creepy Alfred Hitchcock bells... oh, to discern...

He gets to the house a day after closing, meeting the locksmith because that's what FNMA requires, the buyer, at the buyer's expense, shall change the lockset... so he is meeting there for that, as planned, the following day, and he notes there is this one pool part missing from the pool equipment section. Hmmmm.....

Because he is so in love, and so obsessed, he took pictures the day before. He knew every detail of that house INCLUDING THE POOL EQUIPMENT! Who photos that?! He did! He took the pic the day before closing and the day of closing went by and text me saying, "Hey, weird thing, it appears the lawn's been upkept today and the pool worked on today... and there is something missing..."

The next day as he was there with the locksmith he texts me and said he is missing this particular pool part. He has the before pic and the after pic (?!?) and is well aware the property has been serviced and that part is MIA and he wants it back! NOW!

And that is when I realized you can call him a house stalker or pool part stalker if you want, but I just call it a client in love. Love that!

Note: YES! He got the part back! Let me elaborate how that went... He had the before pic. He had the after pic. He went to buy the part, was going to "let it go" and correct it himself. But he finds out it's discontinued! Gonna be a nightmare to replace/repair quickly so he can get into the quickly greening pool since it's inoperable without the part and weather turning fast -- he wants to use the pool YESTERDAY! So he sends me a subsequent photo of a diagram of the pool equipment with the pool part missing noted. So I now have a before pic, after pic, and diagram?!? All went to listing agent who called service man who took care of it right away. Wonderful listing agent. Wonderful serviceman. Couldn't have gone any better.

That type of client can be a blessing but if they get really upset for some reason they could be hard to work with as their personality will take over the logic of working a problem out.

Kathy, I know! Who'd a thought?! (A) Bank owned?!? As is. Usually get the "too bad" answer. (B) Bank owned listing agents :( sometimes harder to handle (some of you will resent that remark, I list REOs sometimes, too, but sometimes the offices who do regularly are a grumpy old machine -- not in this case A++ grade by me) and (C) The serviceman was "out" the part (assuming they didn't take it in the first place on purpose or accident) and was back out same day as asked.... amazing!

Kristen - way to go, Mr Stalker!  That is the kind of attention to detail that we rarely see.  I sure hope he enjoys his pool, cold weather or not!

I like to take pic of the house when making an offer. Sometimes I photograph the appliances or little inclusions. Speakers, stereo equip etc...

Lucky for him he had taken all of those photos.  Finding a discontinued part can be a challenge.

Great happy ending!  There are all sorts of clients like that out there.  It's fun for a while getting all the calls and texts but at some point it gets a bit much.  However, as long as they're happy it's all good.

Eric, see, I began with a confession... I can be obsessed when I find the one, too... If it doesn't keep you up at night and give you butterflies, then maybe it's not worth havin'.

Vickie, yes, the pics came in very handy. Very effective argument!

Steven, as the real estate pro, I don't take pics of houses consumers are buying, but I do encourage them to.

Melissa, I guess when there is an agreement in place, it's obsession vs. stalking, but it was funner, as my 4-yr. old would say, to say it that way...

Rodney, that challenge is what motivated him to pursue the part get back in place. You're right. Discontinued and expensive!

Bryan, it can be overwhelming at times to have a client like that. As someone said before above, when they are so into it they are texting and calling all the time, the pro mentioned above that she will ignore them and call back only once a day. I don't do that, but I might call them back promptly and say, hey, I'm in appointments a while today, can you note all your questions and concerns and can we talk at 5? It helps calm their nerves to give them a time to meetup to chat and address their concerns.

Gary and Eric, all kinds of stuff comes up MIA, of course, but it's hilarious what the buyer took photos of... and noted ONE thing missing. This is a young man who has never owned a pool before... how did he KNOW?! The episode was funny and that's why I laughed when he texted it all to me and had to share! Clever thing.
