She told me she could sell my house -- how come I'm still living in it?

Image of question markWow.  Off-hand, I don't know.  But I can make a few guesses based on my experience.

Is your home priced properly for it's condition, your area and the current market conditions?  Over-pricing a home is one of the top reasons it doesn't sell.  Did your Agent share the area comps with you?  Did you both pay attention to them and price your home accordingly?  Or did your Agent engage in false hope and agree to list your home at the price you wanted, comps be damned?

Is your home in good repair or does it need a great deal of work?  Have you de-cluttered and made the home feel welcoming to prospective Buyers?  Even if it needs work, you can take steps to minimize the feeling of "Eeeek" by cleaning it up and keeping it that way.  And are you sure to disclose, up front, that it needs work?  If your Agent doesn't bother mentioning it in the MLS, and a Buyer steps inside un-prepared, you've probably lost them.  Don't scare 'em off, tell the truth.

Are you making the home easy to show?  Are you putting so many conditions on the showing, ie: Agent accompany, 24 hour notice, don't let pets in/out; that some Buyers are just bypassing your house?  Are you hanging out at the home while it's being shown?  Buyers don't like that.  They want some space to look and try to imagine themselves in the home.  Hard to do with you there.

What's your marketing plan look like?  Have you seen the photos your Agent is using?  Have you gone over the copy she's written to be sure it adequately describes your home?  You should trust your Agent to do this properly, but it never hurts to have an extra set of eyes go over it and be certain the photos and ad copy are showing your home in it's best light.Image of Fickle Finger of Fate

Let's not forget that today's Real Estate Market is a challenge.  That alone could be the reason your home hasn't sold.  Sometimes, no matter how hard you or your Agent work to get your home sold, it doesn't.  Call it the Fickle Finger of Fate if you'd like, sometimes that really is the answer.

If you'd like to out-smart that old Fickle Finger of Fate, you should see if any of the above describe your situation.  If they do, take steps to correct them --  immediately.  Buyers are looking, homes are selling and there really is no reason yours shouldn't be one of them.

Ed ~ That's a very good point!

June ~ Contrary to popular belief, it isn't always the Agent or even the home itself.  The location is key more often than not.

Dorie ~ Re-evaluating and quickly adjusting to changes in the market are key to success in today's real estate market.

Good morning, Tish....all of those reasons are right on.....however, most of it is reduced to "pricing".....

Tish, great questions.  And, questions that need to be addressed.   Pricing is, of course, the biggest factor, but there could be other reasons.

Pricing, pricing, pricing - doesn't it overcome all obstacles?  Tough market and you need an "it" factor.

Folks listen to Tish. This advice is true nationwide. The number one reason that properties do not sell is that the seller strong arms the agent into pricing the property too high.

The number 2 reason is that the sellers refuse to put their home in move in clutter free condition.

Home buyers have many choices, they want a move-in ready home that is priced correctly...which means "at market" ...not above. They vote with their feet and stay away from those that don't meet those criteria.

Tish, Spot on advice!  Any of these items can derail a home from ever getting a SOLD sign in the yard.

Great post, Tish.  Seems usually the biggest issue is the price relatative to condition/value...at least from what I read here.

Barbara ~ Amazing how pricing can overcome so many objections.

Don ~ Pricing may be the beginning, but there are usually other factors as well.

Laura ~ That "it" factor can be elusive, but so worth finding!

Steve ~ As long as I've been in the business, price is almost always the reason a home doesn't sell.

Liz & Bill ~ With so much inventory you really can't afford a single mis-step, can you?

Debbie ~ That's exactly right.

Price is sometimes the biggest factor.  But as stated above, some things you can't change - like location.  For some buyers, even a low price isn't worth it if they do not like the location (or some other item that cannot be changed).

Christine ~ You're right, it's often price but so many other factors to consider.

Donna ~ Every seller out there hopes you're right!

Let's not forget that sellers must participate in the sale by observing your list and then acting in accordance with it.  It's tough enough these days to sell a properly price home.  Going one step further in seller preparation could be the key to sealing a deal.

Usually the main reason is undoubtedly 'Pricing".... They are usually OVERPRICED! Goodness, when will that ever not be the reason among others?

Tish, Great questions and anyone of them could be the reason.  Many sellers just dont' get the entire picture.  Of course, it could also be the agent for a number of reasons.

Any of these could be the culprit, although it's often a combination of these reasons that keep the home from selling.  Good post Tish, gave this a nudge.

Tish,

The first two items affect the possibility of a sale more than anything. How do you look and how much do you cost?
