One of the things that I hear people in the Real Estate Industry talking about all the time is, how do we get more business?  What tools is everyone using to get more business?  What markets should we tap into to get more business?  Do you get the picture, we want more business.  We will search high and low to find to find it. Well may I suggest something, maybe we should start looking under our nose. Some of the best sources of business that I have are the ones that are a normal part of my life, and they do not cost me anything.  I am talking about Networking within the people that we are involved with the most. We are going to be involved with them anyway, so why not make them  aware of what we do. I wish I had a dollar for every time I have heard someone say that someone they knew did business with someone else, because they did not know that they were in the business.  What I find amusing is that they get angry with that person, when they should be angry with themselves.

Our best source of business in my opinion is the people we come in contact with on a normal basis. All we have to do is take the time to tell them what we do.  I am not saying that we should be doing a hard sell on them, all I am saying is make sure that they know you are in this business.  This means all family members, people that are involved in the same organizations that you are, and people that involved in the same things that your kids are.  Anybody that you come in contact with on a regular basis should know what you do. 

My personal best source of business is the Church I go to (hey, this is Sunday, you know I would get Church in there somehow, and by the way that is a sketch of it in the blog).  We are all very close at my Church, it is my extended family.  In fact I am closer to a lot of the people at Church than I am with my own brothers and sisters.  I don’t force myself on them, but they all know what I do, and as a result they have been my best source of business and referrals.  I don’t go to Church for people to give me business, I am there for a far more important thing.  But as long as I am there I am going to make sure I know what everyone does for a living, and I am going to make sure that they know what I do for a living.  I have never understood why people in sales hesitate to tell people what they do.  If you don’t someone else will.

If you don’t go to Church then maybe you should consider starting. If you are not involved in the things your kids are involved in, then you need to be.  Not only do they need you to be involved, but you will also profit financially from it. Even if you are there for the wrong reason, you might find that it has the same affect on you as AR does. When you first join AR and start blogging it is about how many points you can get.  But before long the points become secondary, and it becomes about the friendships you begin to form, and writing about things that you feel are worth reading.  It becomes about quality and not quantity.  I believe it is the same way with what ever we truly get involved in.  As it becomes more a part of our lives, so does its importance to us.

So instead of spending a lot of time and money looking for gimmicks to get more business learn to use your circle of influence.  Church, schools, sports, where you shop, anything and everything that is a part of your life, is your best source of business.  Don’t be afraid to tell them.  They might even surprise you, they might actually want to know.

George, I am so glad to see you mentioned church.  We are very actively involved in our church and have found that it is a great place to network and even find employees.  There is nothing better than knowing the people you are doing business with share your ethics and beliefs.

Perfect timing.  The Prez of my company passes the same person almost every day in the hallway (different suite)...and just last week stopped and asked politly what she does in the building..... curiosity...

....next day, He and I are having a  meeting with her just to discuss hanging a poster in the Domestic Relations office next door....next thing you know.......

....she's in the Kiwanas Club and asks me to come to a meeting to give a talk on 'Title" since most people haven't a clue as to the whole picture...and what they are signing at a closing......and what's a Title Company..... and we search for what? :^)....etc....

Networking is a wonderful thing.......only if you follow up.

Great post George. Church is family. Helping them out would just be the natural thing to do. Folks that don't belong to a Church will not understand this.

I have to admit I am a "secret agent" and have always been one. I guess I'm just weird like that. I'm real big on privacy. I don't live where I work. Most people in our little town don't have a clue what I do for a living. I love what I do and I'm very good at it , I just keep it separate from my real life, which is very laid back and private. I think some of this comes from working out of my house. When TLW and I did live in our market area our competitors were constantly trying to shut us down, even though we were operating perfectly legal. It got old real quick. Jealousy is a very ugly thing. So we decided to move and keep it separate. We have a PO Box so my competitors don't even know where we live.  

Getting business has never been an issue for me. So I just do what I do. Sell houses and live a quite life. Works for me.

Tracie, when I first started with my company we sent letters out to everyone I knew announcing me joining the company. That was a good first start, but I did not what Rob says at the end of his post (7 posts down from you) follow up on those letters. So it initially got the word out and I got some business, but then I dropped the ball. I am glad that your approach is different and that you have your new agents continue to expand it.

Rob, that is a great example and that is what I am talking about. You’re not giving a sales pitch, all you did was introduce yourself. We need to introduce ourselves more often.

Teresa, I agree. The phone is simple, but affective.

Caron, we do not put advertising in our Church Bulletin, we keep it just for Church announcements. But I know of Churches in the area that do, and the people that have utilized it, tell me that it works well for them.

Church is a natural networking place.  I don't actively solicit but I do maintain and ad in the parish bulletin.  I was high profile in the Knights of Columbus last year so that has driven a lot of inquiries to me.

Chamber of Commerce meeting are good, also.

Actively asking for referrals at loan application and at closing helps.

Finally, social networking sites provide for great introductions.  MySpace, Linked In, and Active Rain give me plenty of people to call and try to meet.

Bryant, there is nothing wrong with that. It looks like you put a lot of value on you privacy, so that should be what you do. I have not experienced that kind of nasty competition; it couldn't have been a pleasant time for you and TLW. For me it has been a different experience. That is why this is a great business we can succeed in different ways.

Monika, you are right, you need to keep doing it.

Brain, for me getting the word out is what works best for me, and there are a lot of ways to do it, we just have to keep our eyes open for them.  Application time and Closings are a great place for referrals, not enough people take advantage of that.

Sphere of influence is the best. My husband always harps on me that if you want to double your business you need to double the people you know. Hand out cards and tell them you are ready for referrals.
