Pears and Real Estate Listings: The Window of Opportunity to Sell Your House

The pear on the left in my photograph is ripe and ready. If you wait too long for pears to ripen, they will look more like the pear on the right.  You can still eat it, but you have to cut out the bad spots or perhaps you end up not eating it at all. 

When you list your home, there is a Window of Opportunity, too.  Your Realtor and you study the market: absorbtion rates, market analyses, graphs and charts, and come up with the very best, realistic price to attract buyers and get you the the most money iwithin the timeframe you need. Very nice analogy, Barbara!  You are so correct - there is a small window of opportunity so a seller MUST take the advice of their REALTOR and have their home READY to sell and priced RIGHT from the beginning!

Barbara, I too like your analogy it goes with your photo, perfect!!! If one does not get their pretty pears in a row from the start all those potential buyers are looking and buying your competition...Oh no!

Having to relocate recently my REA and I did exactly what you posted in your bog and it sold within a few weeks.

The market is so "interesting" now! I just told some sellers this morning how fast houes sell when priced right.  They were so surprised that the prices went over the asking price with very few DOM.

Congratulations, Cynthis. That happened to me too this summer. We have to do more specific show and tell with sellers, I think.

Great way to easily explain to sellers that those first few days are the most important time to make the biggest impression on a buyer, so everything has to be in just the right place...
