What's In and What's Not - 2010 Trends in Home Design

Photographers heart architects

There are always new trends in home design and the hot items on buyers and homeowners lists keep changing.  With the weakened economy, buyers are starting to become more realistic about the costs of owning and maintaining a home and their needs and wants are changing to reflect the economic times. Where buyers once coveted the big McMansions and  "bigger" was "better", buyers today are looking for more energy efficient homes and systems and ways to reduce their home maintenance costs.

According to the latest American Institute of Architect Home Design Trends Survey for the second quarter of 2010, home owner preferences have changed.  Affordibility is high on their lists and they're opting for functionional homes instead of extravagant ones.

From This:  McmansionTo This: Mom and Harold's new house

Because of the economic downturn, homeowners are focused on cutting utility costs.  Smaller homes mean less space to heat which translates into lower utility bills.  As a result there's a greater interest in smaller more energy efficient homes - extravagant extras and upscale amenities are out and low maintenance projects are in.

Based on the highlights of the report,

Here's WHAT'S IN

  • Home offices: With more people telecommuting and working from home, a dedicated home office is part of their must have list.
  • Energy-saving features: Home owners are trying to save on home utility costs and are looking for energy efficient products and systems to help such as double and triple glazed windows, tankless water heaters, and low maintenance materials.
  • Informal open easily accesible living space with access to an outdoor living area: With smaller more energy efficient homes, comes a need for increased functionality in all elements of the home.  Having a multifunctional open living space that can expand to include living space in the outdoors is part of today's homeowners wish list.
  • Mud rooms:  Homeowners may be cutting down on space, but not on their need for storage.  Creative use of mud rooms provides for extra storage and is a practical way to link the informal open space with outdoor living space.

Here's WHAT'S OUT

  • Single purpose rooms like media rooms, excersize rooms, and game rooms are being replaced with home offices and multi purpose great rooms.
  • Kid's wings/guest wings are being replaced with a guest room
  • Interior greenhouses are being relegated to the outdoors

These are just some of the new trends.  It's nice to see that buyers are focused on the times.

Gone are the days of McMansions....just seems like yesterday that we all wanted the largest!  Frankly, I"m glad to see buyers are back in the real world and rethinking what they "really need".

Hi Lora -- Sarah Susanka's Not So Big House book was a fun read and I find a lot of practicality, comfort and relevance in this book.  That said, it's not for everyone.

Norma -  I think we'll be seeing lots more of it too especially from the older folks and the empty nesters.

Cinnamon - Thanks.  Didn't know it was featured until I read your comment.

Joshua - Thanks yet again.

Elizabeth - It's refreshing to see that some are becoming more realistic and tightening their belts in keeping with the economic times.

Chris - there will definitely still be people who's lifestyles require big living spaces, but as a whole people are becoming more conscious of the environment and are moving towards energy saving solutions prompted by both economic and environmental concerns.

Vicki - anyone I know that is currently doing a remodel or extension is including some energy effiecient changes.

Lane - space can come in something smaller than a mcmansion.  The wasted space is two story grand foyers, etc. are the things that are being given up first.

I would bet that vaulted ceilings, glass walls and garage mahals are less in demand. According to what I've read footprints, and total square footage is down in new construction.

It would be great if we could collect some stats on what are current hot buttons.

Good points and pretty consistent with what I've read.  The big McMansions are making way for more practical homes.  What's old is new again!  Multi-purpose family rooms seems to be in line with more family oriented activities.

Leah this is really what buyers want now, smaller more efficient homes and don't forget the bedroom on the first floor.

Mary Jo - What it boils down to is "bigger" is no longer "better".  Smaller is in and multi purpose is great!

Kathy - Practical and more efficient is what's in.

John - Refreshing, isn't it?

Jennifer - Pelple are staing in their homes longer and that makes that bedroom on the first floor ever more desirable.

Leah,  this was a good one to read, especially as I'm starting to look for a place for myself.  I want to downsize, but the place that bit me is huge!  Are buyers' selections ever what they said they wanted?

Karen, thanks.  It's funny how even in housing there's always things that are fashionably "in",

Cal - You're quite welcome, Cal.

Pat - Funny, but our choice of home, like our choice of "mates" is not always a logical one.  It often is powered by emotion.  Good luck with your downsizing (to a home on the lake and near the DC area).
