Boise Short Sales Update for November 1, 2010

Short Sale Homes in Boise Idaho

Statistics as of November 1, 2010:

  • 2208 active single-family Boise homes listings were available as of November 1st.
  • 39% of these homes are "distressed properties" 
  • 291 are REO by banks (foreclosures) and 
  • 577 are short sales (26%).

Boise SOLD Data:

  • As of 10-31-2010, 3059 Boise Homes have SOLD.
  • 41% of these Boise homes were "distressed properties"
  • 815 Bank owned REO's and
  • 450 Short sales (15%).

There is approx. 7 months of inventory available for Boise Home Buyers to choose from. Typically anything over 6 months worth of inventory is considered a "Buyer's Market" and when inventory drops below 6 months worth, it becomes more of a "Seller's Market."

Thanks for such a great update.  I own a home in Eagle, my son and his wife live in Boise and we are thinking about retiring there some day if we get tired of Phoenix, but that is sort of hard to do...82 degrees today, 65 degrees tonight! 

Interestingly enough your distressed property percentages almost mirror the Phoenix market even though your population is significantly different and your area didn't have near the National new homebuilders markets that cause so much excessive inventory in our market place.

Don, the Phoenix market is 72-82% REO or short sales, depending on the area.  And, the inventory is WAY over your 7 month market, which shows how strong your market it.  Thanks for the update.

CG, thanks for taking such a close look! Our markets may be similar in numbers, but I think our average prices are much lower (kind of like our temperatures).

Juli, Yes, we have relatively low inventory right now. What this area needs is more jobs!
