Familiar with Loss Mitigation In Foreclosure

As we all read the newspapers and watch the news on TV we are seeing that the repo's are shooting out the roof. I am wondering how many agents and brokers out there are familiar with Loss Mitigation. How many agents are helping people save their homes from foreclosure or helping with the short sale process? If truth be known there are millions of people out there who are 2-3 payments behind and in the process of pre-foreclosure. They don't know how to get out of their situation so most don't open their bank letters or take the banks calls. They don't know there is a solution in alot of cases. Real Estate Professionals around the nation are helping  these folks and obtaining listings as well as building their professionalism by being able to assist these home owners. I can tell you that when I run across a home owner who is in the middle of their foreclosure disaster the first thing I do is start asking questions if it is appropriate, so that I can help them. Most Brokers and Agents out there are unaware of the facts that could easily lead to helping folks save their homes. Alot of people have had serious problems accrue to cause them to get behind, some can afford their payments if a readjustment in the loan occurs, some know that they need to get out because they cannot handle the payment. We are in this business to assist the client are we not? So why not learn the facts about how to pick up the phone with these clients and call the bank and help them on their way to recovery? You would not believe the listings that agents receive by truly caring about the homeowners real needs and taking every step to get them stable again. Just Thoughts.  Does anyone here know the process? And how many referrals is too many?
