Sold Kauai REO’s:
1. 7162 Alealea Rd, Haena. 2 buildings on the road across from the beach. Some illegal enclosures downstairs that need to be rectified. $849,900 MLS#238294. Sold for $775,000 Cash on 11/16/2010.
2. Kaena Street, Kakela Makai, Kalaheo. 12,990 sqft ocean view lot. $298,999. MLS #238521 Sold for $275,000 cash.

Inventory is getting snatch up. On Kauai there is still some phantom (prelisted) inventory that the lenders are holding back until they are sure the foreclosure process was done correctly. However it appears that the depreciation of real property prices has come to a stop or at least slowed down. In my opinion we pretty much have hit bottom in many areas of the market. There still will be a consistent supply of REOs but it may slow down by the end of next year. However if you are thinking of buying it would be best to do it before the end of 2011.
