Curb appeal is such an influential factor in selling your home.  And you want to have a positive influence on home buyers, right?  I thought so! Eric Kodner wrote this post for his Madeline Island market but it certainly applies here in Middleton Wisconsin and the greater Madison Wisconsin area too (well, almost anywhere except urban highrises, possibly).

NEED TO SELL YOUR MADELINE ISLAND HOME IN 2011? WHY NOT TRY A CURB APPEAL STRATEGY?

Okay, what's a "curb appeal strategy" you ask?

For one thing, you can't rely upon marketing alone to sell your home.  Once you grab a prospect's attention, the real thing has to match up with the expectations created by photographs and virtual tours.

Your agent can bring you showings, but the success of your efforts will rely upon how your property shows in person.

Remember that a home in mediocre condition, even if priced right and marketed to the max, can mean "no sale".

You may have to wait for Spring to try some of these simple ideas, but they can make a big difference:

Power wash/pressure wash decks.

Replace rotted wood on decks, walkway planks, rails and stairways.

Apply an exterior sealant to exposed wood that excludes moisture and Ultraviolet light.

Check your roof shingles or shakes and make repairs or replace the entire roof if necessary.

Spruce up the yard, remove dead or diseased trees and shrubbery.

If you have a water view, open up a "view corridor" that shows off your view!

Trim trees and limb branches around the house.  Bring in the sunlight!

Take a second look at your home's interior.  Consider the following:

Shampoo carpets and area rugs.

Reduce clutter and open up rooms to create a spacious feeling.

Take a second look at your decorating, with a critical view of how it appears to showing prospect.

Staging a second home can yield great results!

You might have heard the above advice over and over again, but it's worth repeating.  Second homes don't necessarily sell themselves.  Give yourself a fighting chance in this challenging market by taking a fresh look at the condition and appearance of your Madeline Island home for sale.
