Day Number 28 – I am very happy to report that I have made contact with the buyer referral I received earlier in the week.  I set her up on a couple of searches—one for homes and the other for condos.  She is very nice and we will begin to look at houses after the First.

I  just listed a house for sale with tenants living there---first time for me.  I thought I knew what I was getting myself into because I have shown areferee number of homes with tenants living in them.  First two showings declined.  Yikes!!  I had to tattle to the absentee owner and then field a call from the tenant.  Our goal is to keep the tenant in the house paying rent until it sells.  This may be a challenge!

Received counter #2 from buyers.  Both the seller and I were disappointed.  We thought we came back with something they could accept.  We will try again!!

Still no HUD for closing tomorrow.  Father of buyer furious with title company and lender.  It has been a while since he has purchased a home and does not understand who was responsible for what and why it takes longer than it used to.  Managed to calm him down—probably saving a few lives in the process!

Pat, I'm so glad to hear that the Father of the buyer is not mad at you.  I just had a closing with an elderly couple and he got mad at me when the foreclosure/ seller started throwing strange things at us.  It was a foreclosure and I had NOTHING to do with the problems but I was the one that was at hand.  We finally did close. I guess time will tell if he got over it.

Pat, sometimes tenants just don't understand why the owner is needing or wanting to sale the home they are living in. Plus they sometimes feel the same way, that a home owner feels when a bank has to take the home over. I'm sure you will do everything you can, to have everything work out.

Marchel--Makes you want to get a piece of paper and draw columns writing the responsibilities of all parties in the columns so they will know what to blame you for and what NOT to blame you for!  We seem to get blamed for lots, don't we?  Glad you made it though!!

Geri--I need to check in with you to see how you are doing.  I hope you are extremely busy!!  It seems as if I am busier than usual for this particular week.  I do hope this means a fabulous 2011 for us all!!

Dale--I know you are right.  According to both the seller AND the tenants, the seller has been very good to the tenants, but can no longer afford to 'carry' them.  They owe it to him to help him get this home sold.

Pat, sounds like yesterday was a bit tense, and hope today is smoother for you!    When I have listed a tenant owned property, I always recommend a 1/2 price rent to the tenant or some sort of incentive so they keep the home clean and allow showings!   I too, try to steer away from tenant occupied properties!     Good luck on your closing, and getting your listing U/C!

Rene--I must be pretty naive.  I thought this one would be different!!

Joan--Giving the tenat an incentive to cooperate is a great idea!!  Unfortunately, these people are behind on their rent and the landlord/seller could have been charging more than he is.  So they have been getting an 'incentive' all along.  Won't work in this case, but great idea to keep in mind!

Kim--Yes, hands are somewhat full, but I guess I prefer that to the alternative.  Happy and prosperous New Year to you too!!
