Is your home stager insured?

Not all home stagers are created equal and not all home stagers carry home staging liability insurance. Whether you are staging a vacant home, staging an occupied home, staging a model home, or staging a real estate investment property, hiring someone who is properly insured is very important. Its important you make sure that the Los Angeles home stager you hire carries current home staging business liability insurance. And you should also make sure that any employees of the home staging company are covered by Workers Comp Insurance. Accidents happen, and you want to make sure that your personal assets, as the homeowner or listing agent, are protected.

Great advice. I've found that most prospects will ask if I carry insurance. If they don't ask, I make it a point to mention it. Like Kathy B above, I have the insurance to protect me and my clients.

It is hard for me to conceive anyone in any service industry not having insurance.  Even when Linda first started Home Matters, getting insurance was one of the first things she did.  And like you we have more than enough to cover any problems that could arise.  I guess when your not totally committed to your business, insurance may seem like a luxury instead of a necessity.  Linda always carries a copy of our proof of insurance just in case she's asked.

I was just notified yesterday that my insurance company will no longer be carrying staging insurance.  So I'm on the hunt for a new provider that works in California.  Any suggestions?

Kathy: I think carrying business liability insurance is the mark of a true professional and is worthy of mention.

Gary: I think if one is not fully committed to their business, insurance is a nuisance, not a luxury. Business insurance should be mandatory when getting a business license, IMO.

Beth: Try Neace Lukins Insurance. They write stagers' policies. I get mine through Paychex, my payroll company. I don't think you have to use them for payroll to sign up for insurance. (I cannont recommend Vitalia. I had a bad experience and switched a couple of years ago(

Just in: You can call The Hartford direct for home staging business policies (866)467-8730. I mentioned earlier I am with Farmers, but that is for Worker Comp insurance. The Hartford write home staging business policies.

Beth: Once I signed up for the insurance my agent refered me to the insurance company for any questions  and I wound up dealing with The Hartford direct anyway.

Shar: I've had to show proof of insurance an number of times in order to stage in condo developments. The HOA insist on them.

So true!!! I have had insurance since day one and so thankful. Once I was home staging a house by myself. I was holding a crystal glass vase when there was a LOUD bang on the door and the homeowners dog jumped 10 feet in the air. Naturally, I jumped  and threw the vase. YIKES!!! luckily, it wasn't an heirloom (since I do ask any valuables, antiques be packed and moved prior to us arriving) but my handy dandy insurance took care of buying a new identical one from C&B

Hi Michelle, this is one of the first questions I ask anyone that I work with. I not only ask, I ask for written proof by way of a binder letter. I have had insurance since day 1. It's not a question of if  you will be sued, but rather when. I worked in construction for two years. We were sued twice. I didn't know you have to ask your insurer to tell you if you have been sued. They just pay out if it is a small claim. They only told me five years later as I asked one day.

We have to have insurance when working on building sites or you are not allowed on the site. Although I know builders that use stagers that do not have insurance. Trouble waiting to happen.

Thank you for posting about this important topic. Real estate sales people have to realize that stagers need insurance to work in clients homes just as much as they have insurance to while selling real estate.

Michelle: If a REA recommends any kind of service provider, they should protect their clients and their own interests by making sure the service provider is fully insured.

Hi Michelle...

I'm from Canada and being insured is a def must!  I cannot see why anyone would want to put their business at risk by not investing in insurance.  Big no no.

As a homeowner, I would not want anyone working in my house without being insured.

Great reminder for all Stagers who may not have thought of being insured.

Part of the Certified Staging Professionals course is to get insured before you start.
