Moving On Up?  2011 Is The Year To Buy Springfield Real Estate!

Want to take advantage of the low prices in 2011?  Great!  Let's get started.  Oh, but you have a house to sell.  What to do first.Moving Up in The Springfield Real Estate Market

This is a scenario that is occuring all over the country.  Once you get the itch to move, your first step is to get you prequalified to buy another home first.....that is, unless you're paying cash.

As your real estate agent, let's make sure that the price range you are wanting to be in is within your ability to purchase.

Second, let's get your home on the market.  Now that you know what you can qualify for, setting a price that the home will sell for, will also give us an estimate of what you will net when you sell.

Third, it's time to go look at a few Springfield mo homes for sale to get an idea of what is available.  Knowing that there will be homes that meet your requirements will ease the stress of not buying before your home sells. 

If you are paying cash for your new home, buying before your home sells is also a good idea.  You will be able to move, then make all the necessary repairs before you receive an offer on your old home.  You might consider having the home staged to allow the buyer a change to see the home in it's best light.

Kay, you are braver than I am!  Unless my clients are prepared to rent their place out, I would never recommend buying without having thier current home sold.  But that's just my market.  I have seen too many situations where the current home sat on the market and the sellers were carrying two properties - and upset at their agent.  Once their home is safely under contract, they can venture into the market with a clear idea of just how much money they'll have to spend on the new place, and at least in this area, it's a lot easier to find a great place than to sell a great place!

Kay, one of the best ways for a seller to price their home appropriatly in their market is to actually get out and look at what homes are selling for.  It really is a reality check.  Good luck with those move-up folks!

Pat, I hope I didn't confuse everyone.......I only let cash buyers buy before their first home is sold.  The buyer that ends up with two loans, maybe a contingency offer, but most of the time, I will take them to see a few homes to make sure they are happy with what they will be able to purchase once their home goes under contract.  Today's market is too risky for buyers with a tight budget.
