Good Video Dan. I usually recommend a sellers inspection, and for the seller to make any repairs deemed needed by the sellers inspection. Point well taken in the "flippers" market though. It's up to the buyer and seller how to proceed with the repairs after the initial inspection. One thing to remember "always get a home inspection".

What do you do when the credit amount is more than a lender will allow?

I usuallly use all the money the lender allows and if there is more I take it off the price.
