Pictures. How many are needed to sell a home? I used to say at least 40-50 taken to give me at least 25 to post on Realtor.com. My partner takes nearly 200 for each listing!

Looking for a home is a very visual experience. Even if you hop in the car and take a drive through the areas where you would like to live, you will be scoping out homes and looking at their "Curb Appeal".

This is why it is so important for the agent who lists your home to be competent with a camera. When your home is listed the most important aspect of the offering will be price and LOOK. What does your home look like? Were the lights all on in your home when the pictures were taken? Do you see just the corners of all the rooms? Were all the pictures taken from the same angle or distance from the floor?

Interesting and informative pictures will make your home stand out from the rest. Pictures of the area around your home are important too as you will be selling your neighborhood as well. Does your neighborhood have nice amenities? Were are the pictures? And finally, did your agent shoot a full motion narrated video of your home as well? Why settle for a slide show of the same pictures of the house as a virtual tour when you can have a video instead?

There are lots of things to think about when you hire an agent to sell your home. As you interview agents, remember to ask about how they visually tell the story of their listings.

A picture says a million words, for those who have a good eye more is certainly better however For some agents though less is more, good quaility pictures show more than several pictures of houses with rooms chopped off, rooms with pictures of the occupants watching tv or eating have recently been included in some mls listings which just makes my shake my head

Hi Peter, You are so right.  I have to laugh when I see photos that show the corner of the room...come on real estate agents, get with the program...The properties with the best photo presentations online get the buyers!

Rene - Perhaps a new challenge! Who can take the best corner of the room shots?

Chris - Drives me crazy when agents don't use all the allocated photos. It's just wasted marketing space.
